We would like to present here the plans for our "retirement home." After the children are now almost all out of the house, we wanted a house just for the two of us again without many compromises. It will certainly receive very controversial comments, but that is exactly what makes it interesting.

Development Plan/Restrictions Plot size 660m2 Slope none In the village center, no development plan Triple garage 2 full floors Roof shape gable Style classic Orientation south Maximum heights/limits no specifications "adapted to the surroundings"

Requirements of the builders Style, roof shape, building type Without basement Number of people, age: 2 people 50+ Important were -a large wellness room on the upper floor -generous kitchen and pantry -spacious bedroom/dressing room -generally large, generous rooms -barrier-free design (after all, you don't get younger)

House design Who designed it: -90% do-it-yourself

You want barrier-free living. So why not build a bungalow?

Just some initial thoughts that come to mind immediately:
The hallway and wardrobe would be too narrow for me. Maybe the grandchildren will visit sometime, then you need space there.
And the living room is too much in the middle as a passageway.
I would also not like the slalom you have to make at night to go to the toilet.

I see it the same way as my predecessors.

Details where exactly is the street, the driveway and where is the garden area etc.? I find that one can hardly recognize that on the site plan.

Kitchen - terrace quite far apart

Living room - sofa/TV insanely far apart

Sleeping under the window with a view into a passage area all unnecessarily large, and the dressing area can only be reached through the quiet area and then facing south

Wellness room what is supposed to be in there?

Bathroom upstairs accessible but it is not, see access to the toilet and shower enclosure

What does "child" guest room mean and then shared access to the bathroom via the hallway?

Upstairs approx. 136 sqm
Ground floor approx. 125 sqm
Garage 83 sqm plus air space are there that many cars?

If you already have the opportunity to build new and adapt it, then maybe it can also be done more consciously. And instead of 90% DIY, bring in a professional who might also be well versed in room layouts etc. Apparently, your budget knows no limits.

What speaks against it?

I just don’t like it and the space is somewhat limited anyway

The bed will not be under the window but on the right at the wall.
What you mean by passage area is not quite clear to me. There is no through traffic in the bedroom and wellness area.
Unnecessarily large = matter of opinion

It is not barrier-free, but also not strictly required. If barrier-freedom is needed in a few years, necessary adjustments such as a stair lift should be feasible without much effort.

Accessing the bathroom via the hallway I consider completely uncritical. Whoever is allowed to stay with us can also catch us passing through the hallway and vice versa.
And there would also be access via the wellness room.

3 cars and the air space simply result from the roof shape.
