Hello everyone,
we have just bought a plot of land and I have created my first floor plan. I would be happy to receive your comments and critiques.

Development plan/restrictions
Plot size: 639 sqm
Slope: 1m decline over 18m
Floor area ratio: 0.4
Plot ratio: 0.8
Building window, building line and boundary 20m x 15m (minus 3m to the neighbor boundary)
Edge development: no
Number of parking spaces/garage: 2 (unfortunately not allowed outside the buildable area of the plot)
Number of floors: max. 2
Knee wall: for single-story construction: 0.8 m
Roof type: gable, hip, half-hipped roof
Orientation: south
Maximum heights/limits: eaves height max. 4.5m for 1 floor and 6.5m for 2 floors

Client requirements
Style, roof shape, building type: bungalow, gable roof (to possibly be able to use the attic later)
Basement, floors: basement and ground floor, possibly expandable attic
Number of people, age: 2 people, 50 years
Space requirement ground floor, upper floor approx. 130 sqm
Office: 2x home office
Overnight guests per year: 2 (negligible)
Open or closed architecture: open
Conservative or modern construction
Open kitchen, cooking island: yes
Number of dining seats: 4
Fireplace: yes
Balcony, roof terrace: no
Garage, carport: 2 garages
Kitchen garden, greenhouse: no
Further wishes/special features/daily routine, also reasoning why this or that should or should not be

House design
Who planned it: do-it-yourself
What do you particularly like? Why? Everything on one level
What do you not like? Why? Stair position, hallway, kitchen, dining, living area. The kitchen, dining, living area seems "crammed" to me.
Attic: expandable if needed
Plot available: yes
Personal price limit for the house: max. €450,000 including basement, earthworks, floor, walls, sanitary (I am still unsure whether basement and earthworks count as additional building costs, therefore as a total sum)
Kitchen: €20,000
Double garage including foundation: €18,000
Preferred heating technology: ground-source heat pump or air-water heat pump (depending on price), solar thermal, photovoltaic (because of subsidies)

If you have to do without, which details/extensions
-can you do without: fireplace
-cannot do without: basement (partial basement would also work because of the size, but not sure if it is much cheaper)

Why is the design the way it is now?

Due to the building window 20m - 6m garage, only 14m remain for the house. Although I really believe we will never be able to build the house for the price. There is still an old 100 sqm bungalow with partial basement on the plot, we calculated demolition at €25,000 (not included above), hopefully this will make the necessary earthworks somewhat cheaper...
As an alternative, our consideration is to build a "boring" two-story city villa with 10x10m (complaining at a high level).
Basement and attic are only roughly drawn in for now, only done because of the stairs.

Basically not too bad. However, I wouldn't put a garage in the garden. It's best if you have a solution developed by the architect so that it is placed where it doesn't get in the way.

Thanks for the feedback, I also got the basis from one of your suggestions :), only I don't like my idea with the stairs and the hallway.
According to the development plan, the garage apparently has to be within the building envelope. "Covered parking spaces and garages (§ 12 Land Use Ordinance) as well as ancillary facilities (§ 14 Land Use Ordinance) are not permitted outside the buildable property areas. At least 1.5 garages or parking spaces per residential unit must be provided."
I might be able to swap the garage and the house.
Well, we don't know a good architect and do not dare to commission separately (architect and general contractor), and therefore, in my opinion, only a solid house provider remains.

I recognized it ;) however, it was also altered in the other thread, and I would never do this wardrobe like that because it is not sufficient.

However, this does not exclude boundary development for garages and co. However, you have withheld the building envelope and everything concerning the plot's location and drawing aspects. Therefore, not much advice can be given.

Will the partial basement of the existing building remain? Are you fixed on the dimensions there? In this respect, you should consult a specialist for advice. There are also general contractors with capable people, and a regional general contractor is a specialist and capable of reading plans.

Architects can be found. Why the general contractor logically has to be a solid builder, I don't quite understand.

I have attached the plot with the measurements. In hindsight, you are right, the plot and building envelope could only be guessed from my first screenshots. : That is why, among other things, one of your suggestions was already a good starting point for me to then try to install a basement staircase and use other building dimensions. The partial basement is not to remain, as the old bungalow is too small. It is completely clear that there are capable architects and general contractors, but I cannot judge what/who is good. Therefore, I basically have no choice but to use the Focus Money solid house provider ranking. But OK, then I will try to find a general contractor. Thanks for your help.
