Floor plan single-family house 141 sqm - obvious weaknesses?

Okay, I understand. Basically, in our older rental house we also have the issue that we have to wait a few seconds for warm water in the shower... but only 1-2. That doesn't bother me at all. It has to be discussed in detail; if there is the possibility to swap the rooms (or use a pump that is okay in terms of cost) that would be great. Thank you for the hint!

Attached is the location of the property. North is at the top. Development is also to take place from here. The middle property remains, as said, free. Below is then my parents' house. Flat area, no slope.

Edit: Somehow I have the problem that the images rotate... In image 1, west is therefore at the top and north to the right. Sorry!

With us, it takes 10-20 seconds for warm water to arrive, and we have no basement and a smaller house, so overall shorter distances. Someone posted here a while ago that they controlled the circulation pump via the light switch in the bathroom.

okay, 2-3 or 10-20 seconds is of course quite a difference.... This would have to be clarified with the construction company.

I also think that we will have to wait longer - you can easily calculate it. Cross-sectional area of the pipe times the length of the pipe e.g. 12 m pipe with 18 mm pipe -> 0.2 l / m * 12 m = 2.4 l -> a shower head delivers about 10 l per minute - so you wait 15 seconds. With other pipes accordingly shorter/longer etc. etc.

I would also be interested in your opinion on the "storage room." It should contain things like canned goods, cleaning supplies and equipment, step stools, vacuum cleaners, etc. Just the essentials. I have the following questions: does a room of this size even make sense? How can it be used optimally? Window yes/no? Is it possibly better to have the door open outwards to gain a bit more space? Does anyone have experience with such a small room for this purpose?
