Hello,

I am planning a senior-friendly semi-detached house together with my brother. The plot size is 720 sqm. The plot has a 21.5 meter street frontage and a depth of approximately 33 meters. The street frontage is on the west side. We have been planning for some time now but still do not have an optimal solution. Certainly, there is no way around having a shared driveway and one tenant having to drive past the other half of the house. Does anyone perhaps have a good idea of how to proceed?

We have a draftsman on hand, but he would like a rough preliminary plan in advance.

Thank you

Hello,

This is not something for a draftsman – saving money here is fatal. Besides, you need an architect anyway for the building application.

If this problem doesn't lead to the architect, then I don't know either. What else is supposed to happen? A senior-friendly plan, which then isn't senior-friendly after all, because no expert gets involved. Draftsman is still a different profession than an architect...

I also think saving money on the architect is nonsense in this case. The house already costs a fortune, the architect is well invested in that. Otherwise, I recently found a website that has quite a few floor plans: just google Augusta-Ziegelbau. The layout on the property is only possible with [Flurkarte].

Hello,

It would be new to me if the draftsman would put his head on the line for the simplified approval procedure ...

Rhenish greetings

What comes to mind spontaneously since I myself have a case (care case) in the family are the following points:

Doors at least 80 cm wide (for future wheelchair users)
I would recommend a WC of at least 13 sqm
Walk-in shower 1.20 x 1.20
Kitchen and living-dining area

That's what I think of regarding seniors. You never know where things might lead.
