Floor plan - Plot with street access on the south side

Hello,

so I’ll give it a try as well. We bought a plot with access from the south side, there wasn't really much choice and we are at least glad that a home for our family is moving at least somewhat closer into reach. The detailed planning, however, is not that simple. As I said, the south side of our house would face the street, so most of the floor plans from prefabricated house providers cannot be implemented right away. We received a proposal from the local contractor and his supporting architect. That hasn’t completely convinced me either (the main things are there except entrance area and staircase), so I have made some thoughts myself – maybe just to get a clearer picture in my mind. Since we are building with a basement and from experience in our current rented apartment, a straight, walkable staircase would be desirable. Since our current apartment is completely open-plan, we tend more towards a closed room concept across the floors.

Basically, I need general feedback, but especially on the entrance area/staircase. Also welcome are suggestions for improvement to the current front. What do you think about the access to the garage?

I do not understand the ground floor with the hallway, which is also labeled as "dining room" on the plan. In my opinion, that space is wasted. The entrance and staircase situation reminds me of a two-family house.

This happens when you use software you don't master and then rush it to the client.


If that's from the architect, then he should start studying his dream profession. Sorry, but this is unacceptable.
There are no walls aligned above each other (except the 3.43 m central wall), seven windows in the front with damn 7 different shapes, 9 sqm pantry and guest toilet of similar size, instead a living room in the basement… and 36.5 walls: do those even still exist? Windows are also placed completely arbitrarily and have no connection with the other floor.

In principle, I find the room layout regarding the south side okay like this. That can be done. Such a staircase always somehow runs through the family. I don't like that. It's always some kind of barrier, just quickly rushing upstairs, then you just don't do it anymore.
Pantry and toilet way too big, you could easily accommodate guest/office there. Kitchen as usual, just lazily thrown together in a boring U shape. Ok, everyone wants it like that. But I find it too little cupboard and storage space. We have more for two people, and that's just barely tidy.

What is the budget?

It doesn't just fail to convince us finally. First go to a freely chosen architect (very important: not one who only wants to work up to service phase 4!), and only then to the contractor (preferably a regional one, it doesn't have to be strictly local). You yourself will have studied architecture no more than the draftsman. Therefore, do your own planning exercises exclusively for this clarification process, strictly separate from the serious concrete house planning. Do not take these planning trial results to early discussions with the architect under any circumstances, but discuss them at most after he has shown his own design.

I think you can safely crumple up this attempt and put it in Abage P. Better start at the beginning and first show us your new property. This means a site plan with the dimensions of the plot, street, desired house placement, possibly neighboring buildings, special features such as a slope, forest edge, or similar.

It's best if you tell us what the development plan prescribes. You can also mention it here if it is available online. Otherwise, at least an aerial photo with the surroundings.
