Hello,

I have been a silent reader of this great forum for quite some time.
Last week we received the first planning from our construction company
and would like to hear your opinions on it.

The street side faces north.
The street rises from west to east.
The plot also rises slightly from the street towards the south.
We do not have a site plan yet.

We are still unsure about the recessed terrace (even though we had specified this to the planner).
What are your opinions on this?

The bathroom definitely needs to be redesigned.
We would like to have a shower without a partition in front of it.
Furthermore, we want to install a laundry chute.

So, now I am looking forward to your criticism / suggestions for improvement.

Just quickly:

    [*]Path kitchen/terrace in a winding route
    [*]Really bad ... the kitchen windows .. building height only 50 cm, it will look in the kitchen as if you are standing in the basement
    [*]Wardrobe/shoes/handbags/hats/scarves etc. in the entrance area .. where should these go?

    [*]Why no small utility room on the upper floor? With washing machine/dryer etc.?
    [*]Shower without glass door should be really big
    [*]Sleeping facing south? I would rather place it under the north roof
    [*]270cm wardrobe ... but a huge room for a bed
    [*]a realistic furnishing is missing in the living area. The sofa, for example, has leg lengths of 215*150 cm. The dining table is drawn in with 135x82 cm.

what immediately strikes me:

- the dressing room will be too narrow if you want to place two rows of closets
- you don’t have a cloakroom – but there is a recessed terrace right next to the front door; could be somewhat too visible...
- I would rather assign the guest WC to the staircase area and separate it from the living area with a door. I find the idea somehow unpleasant that all the guests are chatting on the couch and could hear every loud noise

Should the floors be divided later into two residential units? Otherwise, I would still swap the living room and kitchen so that you can conveniently access the terrace from there. The living room does not need an exit. Partition off the WC and consider a wardrobe. I currently do not believe in the separation of two residential units, so why this isolation of the staircase? I always find it strange to quickly go to the bathroom in the evening in socks and then comfortably return to the sofa. The upper floor is also too separated for the children. Is this well thought out and intentional?
