Dear community,

we are owners of a plot of land and would like to have a single-family house built on it. We have an architect who has created the planning for us. So far, we are also satisfied with it. However, we think it could be even better. Maybe some of you have helpful ideas or see other design possibilities. We are open to all suggestions and look forward to your comments.

Planning by an architect

We are not sure whether the bay window on the ground floor is useful and will be used.

Two children's rooms are planned in the design; the consideration would be to also incorporate an office into the floor plan.

The bathroom on the upper floor could be larger, but we are also satisfied with the current size. It should definitely not be smaller. Additionally, we would like an extra light source in the bathroom, preferably a door so that we have the option to access our garage roof.

The house design is very clear and, except for the area between the dining and living areas in the proposed furnishing, also space-efficient. Bir likes it quite a lot. What exactly should be "better"? The design contains nothing that could be called a "mistake." Therefore, it comes down to aligning the architecture with your life priorities. Depending on where the imbalance is, the overhang from the garage to the front door might be too narrow to protect against rain. As a design element, it works quite well as drawn. With the drawn arrangement of the furniture, the window seat is a nice and space-saving opportunity to sit there with many people. However, I rarely find sofa areas with the backrest facing the window good – but that is a matter of taste. With an additional office, the upper floor becomes too tight. If an office is part of the briefing requirements, then the entire design is unsuitable. A door to the garage roof fits if it opens outward between the bathtub and the toilet. Whether this creates an unfavorable sightline, I cannot say, as I do not know what is around the house. Sometimes building authorities do not like accessible garage roofs and then impose requirements for fall protection. Sometimes it simply is not permitted.

I would also carry out a comparison with my (at least imaginable) future reality. One cannot make a statement about whether "more" is possible, as an "increase" in something could mean a decrease for someone else. Things that others may have might not even (so) appeal to you, on the other hand, he prefers to do this or that.

We recently had the topic here as well, albeit in a different context. First, I would consider the parapet height of 60 cm for this purpose to be too high and would probably go for about 40 cm instead. We have it similarly here but only installed a 30 cm deep windowsill. You can sit on it briefly (which none of us does), but you can have a nice view out of the large window. So, I would first clarify with you where and how my furniture will really be placed and generally draw ALL the furniture with REAL dimensions into the plan, otherwise the meaningfulness of your plan is limited. As already says, the drawn sofa position is poor; do you really have exactly that sofa shape and size? What can you see when you look out the window, do you want to design something outside there? Are you TV junkies or do you rather sit there in a quiet zone with a nice view with music or for reading? Because then the deep window can be quite nice. However, it currently protrudes quite far into the room and takes up space there, which I would not want. For example, at our place, the windows are flush with the exterior wall, meaning that the "30 cm seat bench" completely disappears into the window recess. I find that nice; whether someone sits on it or not is irrelevant and it does not disturb the room. It is simply a wide and deep windowsill made of nice wood, call it partial seat window or whatever, and therefore it does not cost more than the other windowsills. Your drawing is not quite accurate like this, measure the seating surface, there are currently a few centimeters missing which then protrude into the room.

The office in my opinion only works on the ground floor. The space between the sofa and the dining table is a dance hall.
