Hello,
I have attached two possible drafts for our planned double garage.
The green area shows the idea for the location and shape of the garage. The house is already built.
At the top of the picture is north, so the garage would be located to the north.
To the west, the ground slopes down a bit, meaning that a retaining wall of about 2 meters would be needed there at the boundary, with the garage on top. In general, little can be done with the western part of the plot, as it is just the neighbor’s ugly yard.
Variante 1: Directly on the boundary, which would result in a trapezoid.
Variante 2: Build in a corner to follow the property line but have right angles. We would give up about 1.3 sqm of our plot or leave it unused. This might make the construction slightly cheaper.
Variante 3: Only build the upper parking space as a garage, the lower one as a carport and passage. However, I don’t see why we would need a passage there. It is steep there anyway. It is rather unlikely.
Another problem: To the east there is a tree that is actually quite nice and really should not be there because of the “visibility protection area.” Approximately below the note “7.95.” We would have to cut it down to use the driveway properly. Maybe you have some ideas about that?
What do you think? Do you have any further ideas? Personally, I find Variante 2 a bit nicer because it is more symmetrical (more right-angled).
