Hello everyone,
we are in the process of buying a single-family house with a large plot to get more space than in our current home.
The house was built in 1980, is exactly on the building boundary, but currently includes a garage. This is to be integrated into the living area, ideally also the terrace, to gain maximum living space. Another garage exists, but it is basically too narrow for today’s cars and will become a workshop. That means a carport must be planned as well. Indicatively, the building authority has already given its approval.
I will try to fill out the questionnaire – as far as relevant for the conversion – to then present my current idea.
I ask you for ruthless criticism – whether it will be considered I cannot promise.
It is less about the costs here (unless you notice something that causes extreme additional costs and could be solved more cheaply otherwise), we are aware that quite a lot will come our way.
Development plan/restrictions
Size of the plot 965 m2
Slope no
Floor area ratio unknown
Floor space index 0.4
Building window, building line, and boundary see plan
Edge development
Number of parking spaces 2, better 4 – carport possibly in the northeastern corner? The driveway may not be used for this because it is not 5m away from the road. Besides, we like it very much for Bobby car riding, basketball playing, guest parking.
Number of floors 1 story + converted attic
Roof shape: gable roof 45° (including garages!)
Style
Orientation south
Maximum heights/limits eaves purlin max +3.4m (according to development plan)
Further specifications: roof windows up to 1.2 m2 allowed, eaves overhang 25-50cm, at verge edges a roof overhang up to 15cm is permitted, dormers up to 1/4 of the building width, no roof recesses
Requirements of the builders
Style, roof shape, building type
, floors basement + ground floor + attic
Number of people, age mid-30s, currently 1 child, another + dog planned
Space requirements on ground floor, upper floor
Office: family use or home office? 1x complete home office, further office/hobby room desired
Overnight guests per year: several times a year 2+, very important to us
Open or closed architecture: combined living and dining room, kitchen can remain separated
Conservative or modern construction: forcedly conservative...
Open , cooking island: see above
Number of dining seats 6 regularly, plus option for 6 more
Fireplace yes
Music/stereo wall TV 65" wall-mounted, cabling + mounting in wall niche
Balcony, roof terrace no
Garage, carport for 2, ideally 4 cars
Utility garden, greenhouse Garden will be a further step.
Further wishes/special features/daily routine, also reasons why this or that should or should not be
Currently I see a main problem: no cloakroom available, and I do not yet see how and where it could be integrated...
Note: In the basement a hobby room is planned BEHIND the technical room – where the oil tanks are now, possibly a weapons room if that is financially attractive. Otherwise, the two rooms are to be swapped.
House design
Who is the designer: house is old stock, first draft for conversion by me (after some input from you already)
What do you particularly like? Why? On the attic floor 2x small children’s rooms + playroom we find great – then not everything always has to be tidied up, the Lego can also remain setup.
Favored heating technology: water-water heat pump. Groundwater level at 3m
If you have to give up, on which details/extensions
– can you give up: actually... nothing?
– cannot give up: 2 children’s rooms, 2 bathrooms, office
Why did the design become what it is now? for example
Tried to get as much space as possible out of the existing object and distribute it sensibly.
What is the most important/fundamental question about the floor plan summarized in 130 characters?
Meaningful arrangement of rooms to move as few walls as possible. Does the layout make sense?
Attached I have the plans for the current state of each floor, plus my drafts, plus the development plan.
Thank you very much for your input, and please do not hold back with criticism – I have exactly zero idea what I am doing here....
P.S.: With which tools do you edit the plans?? I have done this quite "elegantly" now in Photoshop or photopea...
Edit: just saw that I did not mark the plot in the development plan... it is the southeasternmost, number 6!
