I agree, a really cool design. The open bathroom thing is not really my thing either - I need my throne just for myself when it matters. Also possibly very annoying in terms of smell. Nevertheless, I wouldn't reject it right away. A glass door on the WC might already provide the solution. What can also be delicate is if Child 1 sleeps with their ear against the bedroom wall. Possibly you swap the entire dressing room and children's bathroom with Child 1, if space allows. What is also confusing is that the pipes from the bathroom have to run through the living area. No idea what is possible nowadays in terms of soundproofing. Otherwise, fantastic, especially the living area downstairs is a dream, I think.

If I haven’t misunderstood everything, neither the shower nor the WC work in the bathroom at the drawn location. Where are the drains supposed to go? So far, both end up in the sliding door of the ground floor below. The installer can’t bend these lines that far. Ask your architect how he envisions this.


If I assume "only" a normal Kfw 70 efficiency house and take into account the construction location in SH, nearly EUR 8,000 are missing from EUR 500,000, and we are not yet talking about the typical things that usually require an additional investment. For example, painting work, flooring, or even just ancillary construction costs.

Nice design, I would also consider swapping the child's room and the study.. having to sleep right next to the children doesn’t necessarily have to be. Also, the open bathroom wouldn’t be for me.. I sleep cold but want it warm in the bathroom in the morning...

What I really don’t like at all is that the utility room is dark. Are there no windows at all? This is where laundry is supposed to be washed, stored, and ironed... Who would like to go in there and do housework???

I find the open entrance area very nice, but if you have the door open in winter, the draft goes all the way through to the living room. I would think about that again carefully. In the end, it always comes down to personal taste...

The children's rooms should of course not be directly adjacent to the master bedroom. Ideally, they will be separated by the dressing room/bathroom/guest room. What might make sense is for the bathroom in the master area to "swap" with the sleeping area, and the same with the guest/children's bathroom (that's a good idea). I don't know how the whole thing will work with the wastewater. The "freestanding" bathtub is not a must, and if it significantly increases the costs (or has other disadvantages), it can be omitted.

The entrance area should still be separated by a wall/glass wall, as I do not want noise to echo upstairs when there are guests. A built-in wardrobe in the office area is something worth considering.

The size of the house should generally be reduced by 30-40 sqm, especially the utility room seems too large to me (since there is storage space under the stairs and in the garage). The plan was a total of 240-250 sqm + terrace + garage. The costs for the house construction including the outdoor facilities but excluding land and additional building costs should not exceed €500,000. Nevertheless, a "buffer" of about €100,000 is planned here, as things always get more expensive and we already have some extra wishes like e.g. KNX.

Regarding the fittings, it should be said that the entire lower area should have exposed concrete screed except for the living room, which should also have exposed concrete screed. The staircase was requested as such; what good alternatives are there here?

Update:

We were at the architect's on Friday and discussed some changes. Overall, the floor plan remains as it was. The window in the utility room will, of course, be installed, and this room will be slightly smaller.

In the entrance area, a glass partition wall will be added between the hallway and the living-dining area. Under the stairs, there will be a kind of storage closet as additional storage space. Built-in wardrobes will be installed in the entrance area/hallway, recessed into the wall (the wall to the office).

In the parents' area near the bathroom and in the bedroom itself, sliding doors will be installed to allow separation "just in case." More built-in wardrobes will be integrated into the hallway to provide additional storage space. I wanted the parents' area to be mirrored (because of the wastewater pipes), but the architect said it would be difficult with the wastewater pipes since the toilet currently lies directly under the wall on the ground floor, and otherwise, the toilet would end up directly in the dining room, where there is no wall.

The 3 additional bedrooms or guest rooms will be slightly adjusted. The guest room should remain in the upper area since it is mainly to be used by family or very close friends.

The revised floor plans and corresponding views will be available in January. The main problem we currently have is the exterior facade.

Does anyone here perhaps have ideas for a light clinker that would fit? Actually, we wanted white plaster, but we were advised against it.

As an example, I have attached a picture.

Hello albert,
on the topic of clinker bricks, I can only advise you to visit a clinker brick exhibition and look at the colors in daylight.
The clinker colors are different on the internet and also in the catalog. We were also given the addresses of reference buildings where we could look at exactly the clinker bricks we liked in the exhibition on site.
You can find where the exhibitions near you are on the websites of the clinker manufacturers.
