Hello,

we received the first "preliminary draft as a basis for discussion" from our architect this evening. Spacious, open rooms were important to us. Requirements were 2x children's rooms and a children's/guest bathroom, 1 master area with bathroom and dressing room, 1 guest room, 1 study, a double garage with appropriate storage space (as a cellar replacement) and a roof terrace.

It is to be a house in Bauhaus style (with flat roof) and the living area is to be about 250 sqm + terrace + garage/storage room.

We like the floor plan very much and would hardly change anything (but we have only had it for a few hours). I would still be happy if you could take a look at the floor plans and give me feedback.

Thank you very much for your feedback. The views are still missing and will be provided as soon as available. This was the first draft after our conversation and a direct hit.

I really like the open bathroom in the "parent area." The only thing I might possibly add is a sliding door that separates the toilet from the rest of the area on request.

The issue with the toilet drain is of course a good point, although I don’t think it would bother me. The only other thing I might add is an extra room for a home theater. However, my girlfriend thinks it’s unnecessary and I don’t know if it wouldn’t make it too "big" then...

The budget should also be adhered to as best as possible and I have already found some things that significantly increase the overall price...

Shower in the bedroom? How do you handle the temperature? Sleeping at 18 degrees, showering at 24? That’s the big disadvantage of open shower/sleeping areas. Personally, the house would be too big for me. The distance from the sofa to the toilet is easily 15-20 meters. The "dining hall" is huge. If you have the money and the space, it’s okay – I would still build smaller – it also has to be cleaned. Heating and electricity costs aside.

The temperature part is correct. Besides, you have all the humidity from the shower in the bedroom. This open area is not my thing, maybe at least consider sliding doors.

The drainage at three points on the upper floor has already been mentioned. Feasible, just costs.

I don't like the walkthrough utility room as it is, too much space is lost for the path.

May I ask what budget is planned?

Finally, an exciting design!

What should still be improved (based on my preferences, but maybe you want it this way):

- The wardrobe is much too small, perhaps better a built-in solution in the wall to the study and kitchen
- The way the furniture is arranged in the living room makes a home theater only suboptimal, better to plan so that both home theater and the view outside are possible
- Rethink the arrangement of the guest room in the private living area, maybe swap it with the study (if no client visits) and equip the guest WC with a shower
- The bathroom: assumed situation: daughter blocks the bathroom upstairs, partner 1 really went for the bean stew yesterday, partner 2 urgently needs peace -> now it gets difficult

Overall a relief considering the last floor plans here in the forum

However, the standard space-saving staircase would bother me when it comes to generosity... if there is space, then please also a proper staircase...

When installing a central ventilation system, moisture, etc. would not be a problem; it is out of the bathroom area in no time...

I would also consider open ceiling areas for the size to get more light down below...
