Hello everyone,
so far I have only been an anonymous reader. Our project is now becoming more real and I would be happy to include your ideas and suggestions in the planning phase.
Unfortunately, both of my grandparents have since passed away and the house stands empty. Directly adjacent is my parents' house. In total, the property is 722m² and belongs one-third each to my father and my two aunts. We can now buy the aunts' third and a piece of land from my father so that we come to a good 500m². My father is giving up part of his inheritance and straightening his boundaries. I have attached a picture from Tim-Online to illustrate how it looks.
No. 21a is my parents' house, No. 21 will be demolished. Number 69 is a small private path, which belongs 50% to my father and 50% to a neighbor. We are currently talking to him regarding a possible building encumbrance.
Further on, I will try to answer all questions and continue below :)

Development plan/restrictions
Plot size: 470-500m²
Slope: slight gradient. Surveying is still pending. Along the length of 24m, it drops by just under 1m. So the private path slopes down to the street.
Site area ratio: unknown §34
Floor area ratio: unknown §34
Building window, building line and boundary: unknown §34, we have to keep about 6m distance from the street to the southeast
Edge development: unknown §34
Number of parking spaces: we need 2 spaces
Number of floors: 1.5, although I have already learned that it is called 1 storey
Roof shape: gable roof
Style: very classic, gable roof, clinker brick
Orientation: optimized for photovoltaics
Requirements of the builders
Style, roof shape, building type: classic single-family house, gable roof and clinker brick. The tendency is towards solid construction, but we are not averse to timber frame either.
Basement, floors: no basement, 1.5 floors
Number of persons, age: 2 adults 36 & 33, girl 5 years, boy 2 years, and another child planned.
Space requirements on the ground floor:
Utility room, large enough for building services and gun cabinet and a large freezer, we are both hunters
Guest WC with shower
Office/guest room, should function as a bedroom if we can no longer manage the stairs someday
Kitchen, with access to the garden and sliding door to the dining room
Living and dining room
Space requirements on the upper floor:
3 children’s rooms
Parents’ bedroom
Bathroom with shower
Bathroom with shower and bathtub
Storage in the attic. We currently have a basement and I have to store all the stuff somewhere :)
Office: family use or home office: we both mainly work from home
Number of overnight guests per year: less than 10
Open or closed architecture: closed
Conservative or modern construction: conservative
Open kitchen, cooking island: classic L or U, no island
Number of dining seats: we eat at the table in the dining room
Fireplace: gladly
Music/stereo wall: no
Balcony, roof terrace: no
Garage, carport: could be an option. Only as storage space for bicycles and the like.
Utility garden, greenhouse: no
Further wishes/special features/daily routine, also reasons why one thing or another should or should not be: we want to remain "open" to my parents’ property. The shed for the lawnmower and so on will go there.

Who created the plan:
- Do-it-yourself, drawn by a house salesperson


Price estimate according to architect/planner: House is around €460,000
Personal price limit for the house, including equipment: For the house including incidental costs, kitchen, garden and photovoltaics we have a budget of €600,000
Preferred heating technology: air-water heat pump
We are also still facing the question whether to choose a prefab house provider, general contractor or architect and then contract everything ourselves. My father lives next door and has nothing to do all day, he can perfectly manage the construction. He also has some knowledge of building. He built our house himself and added an extension.
On the other hand, I have some concerns nowadays about delivery problems, shortage of skilled workers and uncertain prices. Currently, only the negative aspects are being highlighted...
Why did the design turn out the way it is now? e.g.
My wife does not want to do without the two bathrooms upstairs and the office on the ground floor should become our bedroom later. Therefore, these are fixed.
For my part, I need a large utility room :)
What is the most important/basic question about the floor plan summarized in 130 characters?
The currently most important question in my eyes is: how would you position the house on the plot? 6m is set to the road below; according to the building authority we can try 5m, but I would not accept the risk of losing time.
To the private path, if the neighbor cooperates, we could get a building encumbrance and move closer. My idea is to get as close as possible to the path and street and then have the large garden in the southwest.
Sorry for the novel. Many ideas and wishes are swirling around in my head. I need some help to organize everything and take a clear path :)
