Hello everyone,
today I finally want to post my preliminary (planning) floor plan. The floor plan is somewhat unusual in its arrangement – but this is due to the plot.
Our plot looks as follows (I hope you can imagine it):
The first 14 m (in length) of the plot is flat, then comes a steep 3 m high slope and after that the plot rises gently again.
Our neighbors have tried to "solve" the plot situation in two ways:
On one hand, they simply built with a classic floor plan (living area on the ground floor, sleeping upstairs) right up to the slope. Not so desirable for us, as we don’t necessarily want to look out of our windows onto an earthen embankment.
The others completely dug out the slope at the back to then place the terrace there. This would probably be possible, but would completely exceed our budget. Also, then we would only look onto the slope as well (just slightly offset).
Our planning (as you can see) provides for building a house with two full floors and a gabled roof next to the slope. The bedrooms + bathroom are on the ground floor and the living area upstairs. From the living room, the terrace should then face east onto the upper part of the plot – the terrace will probably be moved forward a bit so that we can catch some southern sun.
The office is supposed to have a "multiple use": office, parents’ hobby room, and guest room. At first glance, it looks tube-shaped, but if you look closer, you’ll see that the room is 2.81 m wide. In my opinion, this is okay.
Since we have no basement, we wanted a utility room with technology and washer/dryer as well as a storage room (also to be used as a pantry). From my point of view, the shower bathroom turned out somewhat too large; however, I wouldn’t know how to arrange it more sensibly and, moreover, you can also put up a drying rack there from time to time.
On the north side (the location of the front door) there should be a garage + carport. If this is not financially feasible (because the rear wall has to be “particularly stable” and sealed due to the slope), it could be two carports arranged one behind the other. With both options we naturally have the problem that vehicles always have to be swapped.
On the south side (6 m to the neighbor) I don’t think we can put a garage/carport. On the one hand, our neighbor is building their garage (2.40 or 2.50 m high) directly on the property boundary. On the other hand, the children’s rooms are on the south side and should receive enough light.
The house is to have geothermal heating. The project cost is around 260 – 270,000 euros (including garage/carport) – all in except painting work.
Basically, we are satisfied with the design. But there is always something to optimize, you just have to find it. Since we can’t find anything (except a retractable attic ladder) and a reinforcement of the wall between the utility room and children’s room, we are hoping for ideas from friends, acquaintances, and YOU.
