Floor plan evaluation - what do you think about the first floor plan?

Hello everyone,

I received the first floor plans yesterday. What do you think about them?

We still need a shower in the guest bathroom, then the utility room would have to be smaller. And we also want to include a fireplace in the living area. It would be great if you could give me some feedback. We are grateful for everything.

The house has no basement, but the attic will be converted!

The floor plan is not efficient. The staircase and the hallway are real space eaters. I also don't understand the open space, right above the kitchen of all places. I wouldn't want to walk through the dressing room to get to the bedroom every time. But all in all, and assuming that the points I mentioned were consciously decided, I find the design quite good.

Thanks for the feedback! The straight stairs were requested ;) The open space is rather between the kitchen and dining room, so you have an open view from both sides. We actually like the dressing room, as it fits well with the routine. Wake up, dressing room, out and the other way around in the evening!
