Hello Nils,

did I overlook it? Where is north?

what I noticed...

The hallway downstairs I find horrible. To the living room once around the stairs? Where is the wardrobe? In the utility room? I would never do that. Why not separate it?

Kitchen and living/dining room very spacious. The kitchen almost looks like they had to fit in the square meters, but still only enough for a small island. Was that your wish?

Upstairs the generous square meter distribution continues. 26 sqm for sleeping and dressing but no window in the hallway. Honestly?

Bathroom upstairs not above the ground floor bathroom either, not elegant.

Somehow the floor plan doesn't excite me. I almost find it a bit of a shame to decorate 170 sqm so sparingly.

Change ideas? Would rather totally change the floor plan. Kitchen further towards the bottom of the plan? Above that space for wardrobe and guest bathroom? Move the stairs? To the other side to resolve the hallway’s winding? Maybe office on the ground floor and then a window in the hallway upstairs?

But all of this is not just a small change.

Sorry, I don’t like it at all like this.

I quite like the overall floor plan. Yes, the hallway downstairs is a bit unusual/strange and it will probably be used little, with people rather going through the kitchen, but that doesn't necessarily have to be a bad thing. Upstairs in the bathroom, I wonder what purpose this wall section serves that forms the "corridor" into the shower (where a shelf/cabinet is also drawn). The shelf could just as well be placed against the wall to the toilet, simply turned 90 degrees, and then this wall section wouldn’t be needed at all?

Hm. What’s that supposed to be – a corner window Frisian house? – show some views of it. Are the floor plans oriented to true north like that, or why do you have to read them upside down?

The hallway on the ground floor, which leads into darkness, would be a reason for me to look for something else. Bathroom pipes are routed through the kitchen, regarding the kitchen: your better half should arrange that with the dream kitchen. Are there enough cabinets? Where should additional ones go? The passage to the utility room is well done. Nevertheless, I wonder who wants to use the wardrobe there in the dark and cramped space! If there is a proper closet there, the storage room door can no longer be opened. A trapped dressing room doesn’t appeal to me personally and is objectively impractical.

Just as a suggestion for the hallway/laundry room situation on the ground floor. With a small wardrobe at the entrance door for everyday items and guests, and a large one in the laundry room for the shoe and jacket collection. The glass door to the living room would prevent the hallway from being a "dark cave." A short path to the kitchen is already provided by the additional door at the entrance.
