Floor plan design of two semi-detached houses

Hello everyone,

first of all, I have to say I think it's great that there is a forum where I see a lot of help and lively exchange happening... I hope the same now applies to me :-)

My brother and I have bought two adjacent plots and now want to build two semi-detached houses with our families.
We have a building window of 6.5 x 16m on the ground floor and 6.5 x 12m on the first floor.
For my part, I was thinking of the following layout:

Ground floor
Living area, kitchen, guest toilet with shower, and ideally a guest room.

First floor
Bedroom, dressing room, 2 larger children's rooms, and a bathroom.

We originally wanted to design the living and dining area and the kitchen in an L-shape, which is rather unfavorable due to the relatively narrow house, right? Does it make more sense to plan the rooms one after the other, like in a terraced house where the entrance, kitchen, dining area, and then living area are usually placed in a row?
Do you have any ideas and suggestions or even floor plans that make sense here? We are not particularly experienced and will of course hire architects in due course, but wanted to think in advance about what makes sense or is completely pointless.

Hello,

I don’t quite understand the building envelope for the 1st floor. Is it about a setback floor due to single-story construction?

Does the building services go into the basement (is there a basement) or into the attic, or does it also need to fit on the ground floor?

If you fully use 6.5 x 16 m, the result will already be very elongated. For example, we have a building envelope of 7.3 x 15 m and for that reason among others, we planned the house not longer than 12.5 m.

We have no building services on the ground floor, a small open kitchen (10 sqm), a small WC without shower, and next to cooking-eating-living and a storage room, we also fit an 8 sqm office. All that on 91 sqm “gross” floor area, which for you would correspond to 6.5 x 14 m. Depending on that, it might be difficult to accommodate the guest room on the ground floor.

There is only one building envelope per plot by definition :)



A row house often has the same floor plan layout as a semi-detached house, namely the L-shape. I haven’t seen a corridor that goes all the way to the end of the building (except in a row house from the 1950s). That would also be pure wasted living space.

Google semi-detached house floor plans – maybe you’ll get some ideas there.

I am attaching separately again:
Plot the property on graph paper 1:200, mark cardinal directions, street, etc., memorize the development plan and state building regulations :P, write down restrictions and consider how the property can be sensibly divided. Where the access roads are planned, how many parking spaces can fit where, where the entrance and terrace area can best be relocated, and finally how the building structure can be sensibly divided. You can also go to the scale 1:100 for this.

Wow, many thanks in advance to everyone who takes the trouble to read my post. I know myself it is often very abstract and then writing to someone unknown :-) THANK YOU! I have attached the plan of our plot and please forgive me if I forget to mention one or the other information... as I said, I am just at the beginning (at least I already have the plot:-))

So you can see the dimensions quite well in the plan now. I find the advice about the hose great... we actually thought, precisely because of the narrowness, it would make sense to create more living space through the length.

In width, we are allowed to build a maximum of 6.5 meters and in length and on the ground floor between 12 and 16 meters. On the 1st floor, a maximum of 12 meters is allowed, so that if you fully use the 16 meters on the ground floor, you could build a terrace or balcony or just a flat roof. The garden faces west.

I also think that a guest room will be difficult... but you are already helping me immensely with that. As I said, it is not about well-founded architectural help but about suggestions to be better prepared when it comes to details; practical tips are also welcome :-)

We are currently planning with a basement (although the price really hits hard) and the attic. The basement and the attic are only intended as storage space... also for financial reasons, as mentioned...

On the 1st floor, I think there is not much room for maneuver anyway. 2 children's rooms, 1 bedroom and a bathroom.
The ground floor worries us... on the one hand because of the limited width and on the other hand because of the best arrangement of the rooms...
