Floor plan design for single-family house / chalet in Bavaria

Hello everyone,

I have purchased a plot of land in Upper Bavaria and would like to build a single-family house, possibly with a holiday apartment. I’m going to try to answer the following questionnaire.

There is no development plan, the plot lies within a building line. The construction depends on the surrounding buildings. Buildings in the area have the following dimensions: 15x10 meters and 30x10 meters.

Warum ist der Entwurf so geworden, wie er jetzt ist? For example
A mix of many examples from various magazines and floor plans.

What makes it particularly good or bad in your eyes? Open floor plan yet with retreat areas

The goal is to build a really beautiful house, practically a dream house that picks up traditional elements (log cladding from the 1st floor and old wood in the living area) but at the same time should be very modern (floor-to-ceiling windows). See photo. Basically, I would like a large kitchen with a cooking island and wow effect. However, it is also important to me that coziness is not lost, which speaks for small rooms? I am also considering building a kind of parlor with a corner bench for celebrations.

What do you like and dislike about the two floor plans?
I would like to hear your feedback on the ground floor, based on that I would provide the 1st floor, basement, attic.

Is north or south at the top? Arrow? Access? And what else?

What is the villa in the north is the chalet to the Bavarian :) I personally can't do anything with the oversize. It feels to me as if something is being compensated by a hallway that transitions in oversize into the living area and everywhere else there is an extra meter added. Everything just becomes more complicated, e.g. kitchen - such an over 3-meter island has to be constantly walked around, I would like an emergency exit in between there. The same applies to the 7-meter kitchen unit, where I would wish for a bend, that is, a room corner, so rather conventional size, which one can also do something with. There is a lift... for what? I guess I would rather wish for moving walkways on the traffic areas, but which then may run a bit faster than at the airport.

I see your ideas implemented in the plans. I also see that you are not a professional, as proportions and sightlines do not fit well. People sit at your dining table as tightly as stove burners. The elevator is so small that it is not suitable for people – so what is it for? The hallway is very large, the wardrobe, however, is narrow. Apparently, you like vehicles, whether a huge garage or a large number of parking spaces. You don’t seem to be giving any thought to the garden around it. Find an architect; they will help you turn your dream into architecture, because your ideas are quite clear. It’s worth it.

Whatever that is supposed to mean. Why does the red plot have different boundary lines than the green one, from which it is supposedly to be subdivided in principle? Surely the pun can’t be missed whether "chalet" might derive from "cladding" *ROTFL* *SCNR* I am currently out in the Chiemgau again every Tuesday (from 7:25 pm) – where do you get your ideas of Bavarian building culture from? A ground floor plan as the nucleus of all floor plans is no good. In any case, one sees reason to suspect that a whole upper floor will be necessary to complete the main living unit. I don’t see a holiday apartment with that, especially since it should sensibly benefit from the mountain view, which is on the first floor (?). What is the topography of the plot like?

I definitely prefer the floor plan with the one living room and the garage on the right. Cozy but spacious living room and a great large kitchen with a big dining table and large windows. With reclaimed wood in chalet style, it will definitely be a great mix of cozy and modern. I would add a hidden door from the kitchen to the pantry and make the wardrobe a bit bigger – either take space from the bathroom and/or the living room so you can have two rows of cabinets, top and bottom. I’m looking forward to the upstairs floor plan for that. With :)
