Floor plan design for narrow plot, 2nd attempt.

Welcome to my 2nd floor plan topic.
In the first topic, the input from the forum was really great, but we did not come together with either the design or the construction company. Therefore, here is the 2nd approach. For clarity, in a new topic.

Regarding the situation:
On the plan, which is oriented north:
red: the property, access via the pink path, the house would currently be at the blue location. Existing building in yellow as garage and cellar replacement, garden all around the property.
On the western property boundary, an existing building from the neighbor, tall agricultural storage halls.
2 full floors possible.
"Closed construction" is a must. That means building attached on at least one side, on the other side at least with a wall/gate or similar.
The property is at its narrowest point, all the way north, exactly 12m wide. A drive-through possibility would be nice (also because of the existing garage), therefore maximum house width of 9m.

Size of the property: 630m²
Slope: no, only very slightly sloping

No cellar, additional garage available, see yellow marking on the plan.
2 floors, currently 2 adults, 34 and 35. 1-2 children planned.

Desired rooms:
Ground floor:
Living room / dining / kitchen, with fireplace
Pantry / storage room
WC + shower
Entrance / cloakroom
Utility room
Upper floor:
Bedroom,
Dressing / laundry room with washing machine
1 children's room
Bathroom
Office for home office use (if there really is a 2nd child, the room will become the children's room)

Guests: rather very rare, a pull-out couch in the office is sufficient.
Style: classic-modern, gable roof
Definitely open kitchen, island would be nice, 6 dining seats, with possibility for more.
"Normal" living room wall with TV, nothing special.
Size: 140-170m²

Current house design:
From the architect of an FTH provider
We are quite satisfied with it. Exact furnishing of the bathroom perhaps can be improved?
Layout upstairs not perfect yet? Swap bedroom and children's room? Fireplace "through" the children's room?
The current design has approx. 148m² living space.

400,000 budget for the house, turnkey.
Technology: heat pump. Controlled residential ventilation and KNX still under discussion (would probably then "change" the budget...)

If you have to give up something, which details/extensions
-can you not give up: open living space, with terrace.
Otherwise rather flexible.

Open questions:
General comments are welcome. Opinions on the room layout? What weaknesses does the plan have?

Interesting. Not really my thing, but if you like it. It seems to me that the utility room is missing. Where is laundry washed and hung up?

In the dressing room, which is hopefully big enough. We originally wanted a separate room, but it was "rationalized away."

Dirty laundry waiting to be washed, the smells of socks and sportswear, humidity from washing and drying clothes, I do not want to have in the same room with clean clothes. No basin for hand washing.

Otherwise, I have not noticed anything.

Washing machine and dryer belong in a separate "wet room." Whether it is the utility room, HWR, the bathroom, or an extra room.

But in the dressing room, it is a death sentence for clothes and furniture. With a properly planned controlled residential ventilation system that takes this into account, you might get by, but the problems are almost guaranteed.

When I run 3 loads of washing and drying a day in our bathroom (after all, 12 sqm), the humidity rises to 70% despite ventilation, although the temperature also increases. So you are pumping moisture into your clothes. You better rethink that.

The design is certainly individual, I also like the idea of the twisted beams, but you should be clear about one thing: energetically, this is a disaster. Only a bungalow has even more exterior surface area. So prepare yourself for heating costs that are higher than those of a standard house with the same living area. Please don’t misunderstand, I like it and I myself also have a house with a very unfavorable exterior shell.

I did not go into the room details.

Thanks for the tips.

As mentioned, we had planned a separate utility room. However, it was not practical for us to include it in the current floor plan. We are currently living in a Viennese old building apartment, with the washing machine in the kitchen and drying laundry in the 12m² bedroom. Therefore, the walk-in closet was an acceptable compromise for us. We will take another look and reconsider it.

Regarding energy: True, there is an additional approx. 33m² flat roof and the same amount of "underside". However, since we are practically extending on the side, the side cools down less? This is just an uninformed assumption for now?
