Hello everyone,

For many years I have been thinking about building a house, and last summer it came together that I found a suitable plot and bought it immediately.

This year I want to build a house and have put the ideas and plans that have developed within me over the past years into plans suitable for this plot and would like to hear independent opinions, criticism, and suggestions for improvement.

Let's come to the framework conditions:

Bebauungsplan/Einschränkungen

Size of the plot: 1210m²
Slope: slight slope of 1.5m over 20m from east to west,
Floor area ratio: 0.1
Building window, building line and boundary: 10m distance to street front, 15m to the southern plot boundary
Number of floors: single-story (WR I)
Roof shape: no specification
Style: no specification
Orientation: no specification
Maximum heights/limits: no specification
General: development plan from 1964, thus Building Use Ordinance 1962 valid, Lower Saxony

Requirements of the builders

Style, roof shape, building type: Modern / Bauhaus / city villa
Basement, floors: no basement, recessed top floor
Number of persons, age: 1 person 34 years old, planning open for future family (up to 3 / 4 persons)
Office: family use or home office? : office for home office, later conversion to children's room possible
Overnight guests per year: 5-10
open or closed architecture: ground floor preferably open
conservative or modern construction: modern
open kitchen, cooking island: open kitchen with counter/island row
Number of dining seats: 4-6
Fireplace: pellet fireplace water-heated as supplementary heating for water heating
Balcony, roof terrace: recessed top floor on the south side with balcony/roof terrace
Garage, carport: garage and tool shed / workshop directly attached on the east side

House design
Who is the planner: my own plans and designs.
What do you particularly like? Why?: cubic design, no roof slopes on the upper floor, large open designed ground floor
Price estimate according to architect/planner: not available yet
Personal price limit for the house including equipment: still open
Preferred heating technology: passive house with solar collectors, pellet stove (room air independent) as supplemental heating, heat distribution via underfloor heating and controlled residential ventilation

Why is the design as it is now?: details collected over several years from various floor plans and personal preferences, adapted to the orientation of the plot

What is the most important/basic question about the floor plan summarized in 130 characters?
I would generally be interested in opinions on my floor plan. Things I might not have considered that could be done differently or better and general suggestions.

It has nothing to do with a passive house at first. You write that only one floor is permitted, but in the plan you have two?

Single-storey construction, meaning only one full storey is permitted, which should be fulfilled by the staggered storey to my knowledge. The upper floor should not constitute a full storey.

So, well, the plans give the impression that the floors are the same size.

On the upper floor, you naturally have to subtract the area "Balkon/Dachterrasse," for illustration purposes I have also added the south-west view ;-)
