We are interested in the opinion of experienced builders about our floor plan, we have already noted change requests ourselves but would very much like to use this expertise for our house building planning.
Also, we are not yet sure whether to build via a general contractor or to commission the trades ourselves in-house; is there experience as to whether you can really save that way and if so, how much?

Oops… the architect’s very first draft ever after university? Sorry, but I don’t see any brilliance there. Rather the opposite. This is a planner from a GUS, right? Could you please show the site plan with the street? Also interesting would be the furnishing as intended. Why did the draftsman not consider south and west? To me, the windows are far too narrow or too few in relation to the exterior walls. The staircase approach is in the dirt area and quite old-fashioned, the children’s rooms are not nicely oriented, there is a complete lack of closets, the hallway is dark without windows. What is the budget? Which bedroom?

But Child1's room is not in the south. Or will that still be swapped with the bedroom? Then I don't understand the part about the bathroom.

Oh dear, I hope not. She is a bit older but not a general contractor. Maybe that’s the reason. All the better that I am sharing it here again. Thanks for that!



Unfortunately, I only have the sparse illustration in the attachment. On the left side of the lot, there is a neighboring property, above and right is a street, right is a dead-end street where there might eventually be an expansion of the residential area.

In fact, we just now noticed that the planner drew the orientation wrong on the floor plan. North is basically top left, not top right, is that clear?

As for the furniture, we’re unfortunately not that far yet.

Yes, I see the windows exactly the same way, way too small and too few!



We don’t like the stair solution either; we could also imagine the staircase coming out of the living and dining area. We would like a door with a sidelight to get some light through it.

The pantry door in the hallway is removed, so we could plan a wardrobe niche there.

The bedroom is basically child 1; that was labeled incorrectly.

The budget is between 350,000 and 400,000.

Oh dear…

Thank you for the feedback. Indeed, Child1 is the bedroom and the bedroom Child1. The orientation was incorrectly drawn by the planner. The planner's arrow now points, so to speak, to the east. We hadn’t noticed that until now.

I am also "a bit older," but the floor plan looks like an old settlement house from the 1950s, and I am not surprised if the architect is not capable of _modern_ or contemporary designs. oops… oops… But that is important, how you want to place the kitchen etc. The kitchen especially shapes the open living space. The small window and the partition wall do not seem right to me… Please draw your furniture to scale. It is also time for you to deal with the plot and redraw everything including the sun position, shadows, and terrace. This is how you familiarize yourself with the plot, also with the dimensions and measures, without having to visit in person. That means a different house. Be aware that you will have to build somewhat smaller. Your budget is not the biggest, the kitchen/open living area can be more structured and smaller, and the kids' rooms too.
