Development plan/Restrictions
Size of the plot – approx. 800 sqm
Slope – no
Floor area ratio – 40%
Number of parking spaces – 2
Number of floors – 1 / bungalow
Roof type – hip roof
Style – modern
Orientation – preferably south, south-west, see floor plan - the thick arrow indicates north
Maximum heights/limits – none

Builders’ requirements
Style, roof type, building type – corner bungalow seemed the best solution to us because of the orientation of the plot, hip roof, modern
Basement, floors – no basement, only ground floor
Number of people, age – currently 2 people, between 30-40 years
Room requirements on ground floor, upper floor – 3 bedrooms, 1 living room, open living-dining area, bathroom, guest toilet, kitchen, pantry, utility room
Open or closed architecture – open architecture
Conservative or modern construction – modern construction
Open kitchen, cooking island – open kitchen, no cooking island
Number of dining seats – 6-8
Fireplace – yes, between dining and living area
Garage, carport – initially two parking spaces, garage planned

The orientation to the south, south-west was a priority when planning the house. It was important to us that the two children’s rooms and the living spaces face south or south-west so they can get as much sunlight as possible. Regarding the size of the house, we need to stay at around 135 sqm of usable floor space. We want a house that is energy efficient and bright, flooded with sunshine. It was also important to us that we do not have very long corridors. We also like having the sun rise in the bedroom. Likewise, we find it good that the entrance area is sheltered from the wind. Rooms such as the bathroom, utility room etc. were planned to face north. Large windows were planned in all bedrooms, dining, and living areas.

House design
From whom is the planning:
- Do-it-Yourself in collaboration with a planner from the construction company, who unfortunately is not very creative. Basically, we designed the house ourselves. He just says yes or no.
Preferred heating technology: heat water pump, underfloor heating, photovoltaic

If you have to do without, which details/extensions
- You can do without: The house is not planned generously enough for us to do without anything, but with good ideas, we are happy to consider them.
- You cannot do without: Ditto

Why did the design turn out the way it is now?
We had certain wishes that I described above and that were implemented by the planner. Basically, we looked at various floor plans and show houses and gradually pieced together our floor plan from them.

What is the most important/basic question about the floor plan summarized in 130 characters?
What do you think of the floor plan? Is the orientation and layout right? Suggestions for improvement, ideas? Thank you

I like it. I'm not really a fan of bungalows because they take up so much space and the hallways always remind me of a rabbit warren, but I think the room layout is good! I would plan skylights for the corridors.

I am not entirely sure if distances to the boundary less than 3 m are possible with you. Which country is considered abroad?

Is the wall between the children's rooms missing? Basically, I think it's quite good. What would bother me: - The children's rooms by the terrace: as parents, you can no longer sit there on mild summer nights because the little ones would wake up. - The separation between the kitchen and living room by a solid wall and the fireplace. (I would simply leave out the latter - environmental pollution). I fear this takes away the size and freedom of the room. - The many corners and projections in the dining room are pretty but probably very expensive. Also consider how complicated the roof will be because of this! - The long narrow hallway is really very long, dark, and narrow. That wouldn't be my thing. I would rather look for a solution where the open plan living area is central and then a small hallway leads south to the children's rooms with a guest WC + shower and a small one leads north to the parents + bathroom. - Regarding the setback distances, I agree with my predecessor.

I was recently in an about 40-year-old bungalow where the corridors all had skylights (I'm not sure if that’s the correct term in German... skylights? Or are those light domes?), and the light was really great. The owner also said that the solution for "definitely! tight" skylights was expensive and required repairs over the years. I know similar bungalows without natural light, and those are always a bit creepy. But you can also get light into such corridors with skylights above the room doors.

I wouldn't even build without skylights. Still, they remain mainly long narrow corridors. You get used to everything, but that would annoy me a lot.
