Floor plan 4-room rental apartment - Rentable?

Hello everyone,

I own a plot of land of about 880 sqm, which is to be built on with a multi-family house.
The municipality’s requirements so far: maximum width 15 meters, depth up to 13 meters.
The plot is a steep hillside property. The ground floor entrance would be almost level, access to basement and attic apartments might have to be via external staircases on the gable side.
I have now drafted a plan for a 4-room apartment, which I don’t like. The right side would be designed as a mirror image.
In the attic possibly only 3 rooms, with large dormers allowed. In the basement, 2 two-room apartments could be created with ground-level terraces. The rest of the basement is in the earth, so not suitable for living rooms, etc.
So, now my actual question. Is such an apartment rentable, would you move in there with 1 or 2 children or alone as a couple? There would be a balcony on the south side in front of the bedroom and living room.
Do you have any ideas on how to better accommodate the rooms on the narrow space? You can’t get much out of the approximately 7 meters width. Is it better to plan only 3 rooms?
All of this is still a thought experiment, I would appreciate any input, if that is even possible with so little information.

Give the drawings a few dimensions ... and here would probably be an external staircase or something. Where is the utility room for your 5-apartment building?

Balcony or terrace?

How tight is the market? What kind of apartments are actually being sought? It’s about 83 sqm .. not much space in the hallway .. is there a basement room? Is there a drying room for laundry, etc.?

Who else is supposed to answer questions about "rentability"?

Why don’t you provide enough input and information and initiate a floor plan discussion? I can imagine that at least Kerstin and I would participate. You have been here long enough to know how things work here.


First dealbreaker for me. As a tenant, you rely on the basement as a drying or freezer space. Going out there in the rain or cold? No way!
Second criterion for a family: two! bedrooms only accessible from the living room. That has to be more central.

If the entrance situation had a protected shared stairwell, I would rent it as a couple or single if the rent was justified.


Yes, of course you can. However, residential construction requires good solid planning, even more than in the single-family house sector.
Just all the regulations regarding common rooms that have to be provided. Also the width of escape routes, etc. You don’t win any prize with just a row of rooms.
What about the infrastructure? Target group?



That’s the point: laundry drying spaces and storage rooms must be provided. Even without a storage room, you won’t get anything nowadays in an apartment. Then bicycle cellar, even for strollers landlords must provide space… parking spaces…

I don't really like the plan either. With a total of five apartments, do you want to mirror two each? - I would find that too little differentiation, or should that still come from the equipment? (I don't think size alone is advisable). Find an architect experienced with multi-family houses.

That’s exactly what I was about to say.

In addition, it would be interesting to know the floor area ratio and the plot ratio. You can't just hang balconies into the airspace like that. If the office tells you something about 13 meters, I would assume from the outer edge, unless the balconies overhang your own property. By the way, I don't see any symmetry here, rather a 2 1/2 (or 3) room and a 2-(or 2 1/2) room apartment. Storage rooms in the middle with the sewage shaft, bathrooms with natural light.
