Hello everyone, my wife and I plan to build a house.

We have now received the first draft from the architect and are already very satisfied.
There will certainly always be something to improve.
We are not completely happy with the garage/carport solution here and I hope for a few more ideas.
Unfortunately, the plan is without measurements ("first plan is always without measurements" with this architect).

Development plan/restrictions
Size of the plot: 597 sqm
Slope: slightly sloping to the north max. 1.5m over 25m length
Site coverage index: 0.4
Floor area ratio: 0.8
Building window, building line and boundary: see plan
Edge development
Number of parking spaces: 1.5 per residential unit
Number of floors: 2
Roof shape: gable roof between 20-30°
Style
Orientation: East-West orientation is preferred
Maximum heights/limits: max height 9 meters
Other requirements: Plant a tree

Requirements of the builders
Style, roof shape, building type: timber frame construction
Basement, floors: 2
Number of people, ages: 4-5 (Currently 3/26/26/1 month)
Space requirement on ground and upper floor: max. 160 sqm total for L-Bank funding
Office: family use or home office? (playroom for children / initially home office with one child)
Overnight guests per year: almost none
Open or closed architecture: open area with kitchen, dining, living
Conservative or modern construction
Open kitchen, kitchen island: U-shaped kitchen
Number of dining places: at least 6, better 8-10
Fireplace: no
Music/stereo wall: living wall with TV
Garage, carport: storage room for bicycles, etc.

House design
From whom is the plan:
- Architect
What do you like especially? Why? The exterior view is very successful, on the north side the entrance area with the wooden paneling loosens it up. Large hallway for arrival / staircase landing / if necessary 3 children's rooms (downstairs)
What do you not like? Why? Bathroom on ground floor: swap shower with washbasin / we are still unsure about the carport solution / upstairs there will be a door from the dressing room into the bedroom.
Price estimate according to architect/planner: €650,000
Personal price limit for the house, incl. equipment: €750,000 including land
Preferred heating technology: air heat pump and solar/storage (KFW40+)

Why has the design turned out as it is now? For example

Which corresponding wishes have been implemented by the architect?

What is the most important/basic question about the layout summarized in 130 characters?
What would still bother you about the layout?
Is there still anywhere space wasted?
Are there any cost drivers that could also be omitted?

How cute! One is gladly willing to do that :)
I'm surprised that not much has happened here.
Either everyone likes it, or the thread got lost during good weather and a lot of work.
First of all: I find the bathroom on the ground floor okay as it is. Better to have the toilet before the shower than the toilet before the washbasin. A free-standing washbasin with room to move behind it is always preferable, since the washbasin is more often needed quickly.

Basically, everything looks very logical! And also pleasing. Clean work from the architect!

Still, there are a few things I wouldn't like. That's not much, but it could lead to a rotation/mirroring of parts of the house.
- For me, it feels like the hallway is too long or too long with the bend and again too long with the width of the stairs to reach the living area.
- If you want to optimize, I would put the bedroom on the south side.
- A big house, but no possibility or option to have a side-by-side fridge, I also find not optimal.
- Door between dressing room/bedroom ruins the dressing room for you.
- Little storage space.
- Very exhausting facade for me (with the apparent beams, too much similarity, no tension at all).
I'll take a closer look at it calmly this evening… for now, I can't even recognize the square meters due to lack of resolution.

Basically, there is nothing seriously wrong. What bothers me most is the eternally long way to the residential wing. The hallway to arrive is less the problem than rather the corridor past the bathroom. This wall is neither fish nor fowl. On the one hand, a separate bathroom for the upper rooms is important with 3 children, on the other hand you can’t really “close” it off. You will still hear the pots clattering upstairs. When you come down from upstairs, you run into this wall – that is not very inviting. I miss the “welcome effect” there. The path with the laundry to the washing machine and back again is also not to be underestimated. Apart from that, the many wood panelings are quite pretty – depending on taste, but I would like to know what they are supposed to cost. Ever asked? If they are dropped for cost reasons, the appearance will only be half as nice. Ultimately, I would probably turn and mirror or start completely anew. It is not a disaster overall, but I wouldn’t build like this. I would rate something like this as a good first attempt.

I see it the same way. I come around the corner with my old tune, not inviting and dark...
A light-flooded entrance is worth its weight in gold.

Is the staircase as desired by you? Maybe it could be led from the Fiur below at a 90° angle upwards. Then the "Problemwand" could be removed and the staircase entrance would also be further away from the open living area (smells, noises). However, this would require swapping the kitchen and living area and finding a new wardrobe solution.

Actually, I think the planning is quite good. Some points for optimization have already been mentioned. What would bother me especially is that the bedroom and dressing room are not connected. You then have to walk half-naked through the hallway. I find that impractical. I would connect the dressing room directly to the bedroom. Personally, I also find the parents' area a bit oversized, but everyone thinks differently about that. You apparently don't have a basement, so you might be lacking storage space. Or do you have something planned under the roof? And what bothers you about the garage?
