yes, it’s not just called differently, it’s also something different. If the "front garden area" is not explicitly designated as green space or similar, there are no deductions. But you would have to know the drawing for that.

exactly that is meant according to the development plan. In the development plan, this line is drawn at 5m for all houses and properties.

best regards

I correct myself: One should definitely take a closer look at the applicable planning law. What do you mean by "that's exactly what"? A green area, a street area, a planting area, a protected zone, and how did you recognize that? Which line? A street boundary line, a building alignment line (You also owe an explanation why you use this term), a building line, or a building boundary? What I meant by that was: Show me the development plan.

Thank you Escroda for your response.
If everything had been clear to me in advance, I certainly wouldn’t be asking any questions here. And yes, I also need to educate myself regarding planning law, that’s why I’m asking questions.

Substantively, the street boundary line is a building line according to the development plan. Therefore, you are right, there is no street boundary line. That was a misinterpretation on my part.

I am trying to replace the old term Baufluchtlinie with Baulinie in my vocabulary. Because it’s the line I mean.

That’s enough for now. I know what I wanted to know. I will discuss everything else with my planners.

Thanks and regards

And now you are sure about that?
The outline of the building window is only a Baulinie on one red side (= what was still called Baufluchtlinie under the emperor), and in blue merely a building boundary, behind which one may also retreat. Writing down a distance measure does not turn a building boundary into a Baulinie, but only coloring it red does.

Hello 11ant,

well, there are no colors in the development plan, probably because it is too old. However, the line type (dashed, 2 dots) is clearly indicated as a building line in the drawing legend.
