With all due respect, that is nonsense. Roof tiles made of clay can also be laid on roof pitches between 12 and 22°. With this relatively low roof pitch, only different measures for the stability of the roof covering need to be taken (clips).



Based on my experience, the success rate tends toward zero, unless there are other exemptions from the stipulations regarding roof types in your building area; for further information: challenging the applicable development plan can take between 3 and 5 years with an uncertain outcome.

Are you sure you understood your architect correctly?

why doesn't your architect look at the development plan beforehand?



bad to very bad. You can throw the plans in the trash.

first of all, thank you for your feedback.



With all due respect, I did not say that clay roof tiles absolutely cannot be used, with clips it would certainly be possible. But even with clips, there can be problems with water penetration. Any reasonable structural engineer would recommend laying a waterproof membrane under the clay roof tiles at a 12° pitch.



Our architect did look at the development plan beforehand. Rather, we want to try together to convince the building authority that a flat roof makes sense for us. We have not yet worked out the final communication strategy. We also have plans from him with a pitched roof (15° slope) and even if the building authority does not give the OK, the house also looks good on the plans with a pitched roof. Priority 1 is the flat roof, as it would underline the Bauhaus character of the planned house. According to our architect, there is occasionally the possibility to push through changes with the building authority even with a development plan.



The trash bin is not here yet! ;)

You can also break your finger while picking your nose ;)

The roofing at 12° is laid on battens and counter battens - for sufficient ventilation - then the installation is done with a seam-sealed and vapor-permeable underlay membrane. I know from experience that some structural engineers sometimes get in their own way; but it's not that bad :D
