Hello everyone,

We are currently planning a single-family house including a granny flat for my father. In addition, two children's rooms are to be planned for our desire to have children. All this on a rather small plot of land. The design idea comes from an architect, but with a lot of input from us (it is not exactly a standard construction method). The design is currently being created by the architect, but we would like to get input from the community as early as possible to be able to intervene at an early stage. Therefore, we have "traced along" in the background with a drawing program. The illustrations below show these plans. In the following table, we have summarized our building project and would be very happy to receive your evaluations and opinions on our floor plan.

The attached design is initially only the concept finding. But I thought the earlier you get opinions, the better you can react to them. As said, it is basically about the principle and the idea and not where which window is or whether the toilet bowl is in the right place ;). We are very excited to see what improvement suggestions you have! :)

Further wishes/special features/daily routine - Special features: The granny flat should be completely separated from the main house and transition into a living basement. The upper floor should completely belong to the main house.
- Challenges: Basement windows, especially in the area of the granny flat; preferably no windows with views from the granny flat into the main house’s garden
- Living room main house: open area; possibly a soundproof door to the hallway (style: loft door); large lift-and-slide door or folding sliding door to the terrace area.
- Bathroom main house: We also want a nice large shower bath downstairs.
- Furnishing in general: The positioning of the furnishings is not final or has not yet been discussed. It was initially about estimating whether everything would basically fit into the rooms and, for example, whether distances between the kitchen unit and the cooking island work.






































House design
Planning by Architect’s design, but with a lot of input from us.
What do you like in particular? Why? Sufficiently large rooms available; open living area; wide terrace door; cloakroom is separate; bathroom on the ground floor is accessible but not directly visible; staircase positioned so that when going upstairs you are directly facing the lounge; positioning of the building so that a terrace & garden area can arise inside the L-shape, which can be somewhat secluded.
What don’t you like? Why? - We are unsure whether the kitchen & living area is too open (the modern trend nowadays is an L-shape for this area);
- We are also skeptical whether the granny flat gets enough light in the basement due to the building positioning and the wish for no windows with views to the main house’s garden
Cost estimate according to architect/planner: 700,000 €
Personal price limit for the house, including equipment: 800,000 €
Favored heating technology: Favorite (without having gone into detail yet): brine-water heat pump and photovoltaic; for cost reasons it will probably be: air-water heat pump and photovoltaic




























If you have to do without, which details/extensions
- can you do without: Lounge (open area); parts of the basement (existing house is already basemented; also the space without basement would quickly become too small due to limited possibilities of the small plot.
- can’t you do without: Open living area; shower bath on the ground floor; study with 2 workstations
Why is the design as it is now? E.g. Concerning the floor plan we researched a lot online and at exhibition villages. Realize a granny flat without restricting the privacy of the main house. L-shape construction so that a somewhat secluded garden area can arise inside. Orientation of the L due to direction and adjacent houses/road.
What makes it particularly good or bad in your eyes? The legs of the L are equally wide, so there is no offset in the roof. Open living area with sufficiently large kitchen and cooking island. Enough space for the terrace door. We are still very unsure about the room division in the granny flat. It should possibly be rentable much later (or self-move-in if the children take over ;)).

I am only a financier. 270 sqm living space for under 800k plus additional construction costs as well as outdoor facilities and garage/carport will be difficult. Especially since you have expensive wishes.

Is the granny flat for the father? Is there also a plan for how the house should be positioned on the property? Show me the surroundings. With the 34er, that is important to know.

19.24x21.76 are max 13.24x15.76 house. Is there a parking space regulation of the [Gemeinde]?

I assume that the 5 m to the street must be adhered to.
