Hm...20 years is not an option? The surcharge for 25 years is quite steep.

But the 5 years don't really matter either... calculate for yourself with the same monthly payment how much more repayment the five years with a significantly worse interest rate actually brings in the end.

I would look a little further. The offer seems quite high to me. We currently have an offer of 1.8% at 30 years and 92% loan-to-value ratio.
