Now don’t start whining here. However, what Alex and ypg wrote is of course indisputable. Basically, after all the monthly expenses regarding the housing position, you don’t have 5000€ but something around 4500€.

These 4500€ are only partially available for pure consumption/living. There are daycare fees, insurances, private retirement provisions, and who knows what other items.

Then come reserves, provisions for repairs, travel, and vehicles.

Whether the bank will really commit to 10 years with such a low rate is questionable or should be questioned. If not, then even less will be available for living.

The bonus will only interest the bank tangentially, since only what flows into your account month by month counts. You may see it differently at the moment, but unfortunately that’s how it is.


By the way, the statement in connection with his profession is interesting. If I were you, I would have at least continued to ask.

If the €240k has been saved through your own efforts, then at least partial sacrifice is not foreign to you. Which is certainly worthy of respect, if that is the case. But even that, with the loan amount after deducting the ancillary purchase costs, is only an 80% financing.
