Hello forum community,
I am new here but have already spent many hours reading. I hope that my post has landed in the right forum. However, I think it fits best here.
We now have an offer on the table that I really like (the price is not bad). At least to me as a layperson. Now I want to ask you whether the calculation is somewhat realistic / corresponds to common standards.
I know that the construction description forms the basis, but I do not want to expect you to work through it (24 pages). Of all the offers, however, this [BB] was the most detailed.
It concerns a city villa with 2 full floors, hipped roof 18°, 10m x 11m external dimensions. Poroton T9 brick masonry, basement made of [WU-Beton] (white tank), heat pump and the whole thing is supposed to become a [Kfw70].
([Offer values rounded])
11,000 planning, construction supervision, site setup
83,000 shell construction
17,000 roof
_9,000 facade
_6,000 electrical installations
_6,600 earthworks
_3,000 screed / subfloor work
_9,000 windows and terrace doors
_5,000 tiling work (1 bathroom and 1 WC)
_2,500 front doors
_6,300 interior plastering
__600 exterior painting
_2,000 metal construction (French balconies in particular)
_2,700 sanitary objects
_4,300 drywall construction (ceiling above upper floor)
_2,600 sun protection (manual roller shutters)
31,000 building services
11,000 finishing details
(all net) + VAT.
Are the numbers somewhat plausible or should I exercise caution?
