Hello forum community,

I am new here but have already spent many hours reading. I hope that my post has landed in the right forum. However, I think it fits best here.

We now have an offer on the table that I really like (the price is not bad). At least to me as a layperson. Now I want to ask you whether the calculation is somewhat realistic / corresponds to common standards.

I know that the construction description forms the basis, but I do not want to expect you to work through it (24 pages). Of all the offers, however, this [BB] was the most detailed.

It concerns a city villa with 2 full floors, hipped roof 18°, 10m x 11m external dimensions. Poroton T9 brick masonry, basement made of [WU-Beton] (white tank), heat pump and the whole thing is supposed to become a [Kfw70].

Are the numbers somewhat plausible or should I exercise caution?

Add 30% on top, then it might just work, no stairs are needed, etc. As an example, the screed with thermal insulation: 10 x 11 m external dimensions x 3 floors results in 330 m2 area x approx. 80% results in approx. 260 m2 interior area, so per m2 screed about €11.50, realistically depending on the execution at least double.

The screed in the basement is an additional service that is charged separately and would cost an extra 1,700 EUR. This results in a price of about 17 EUR per square meter. The offer I posted is only the absolute "standard." A wooden staircase is already included in the standard. On top of that come various chargeable extras like electric shutters, floor coverings, etc., which will make the construction project significantly more expensive. I am currently estimating about 305k EUR for the house. That would also be my limit.

That is a realistic price, subject to the BB, which I do not know, and provided that it takes the price into account. Don't forget the typical additional construction costs of around EUR 30-35k. What puzzles me is your breakdown for the individual trades. Who does something like that?

Hello C&C, Your offer does not look fundamentally wrong at first glance. According to rules of thumb, I would estimate a net amount of approximately €260,000 for your property. The location / building plot is also interesting in this context as there are very large regional differences. Furthermore, it is also interesting which services are actually part of the offer. Floor coverings or painting work are often excluded, which can quickly cost between €15,000 and €20,000. Utility connections, outdoor facilities and basic pipelines outside the house are also frequently missing... I am happy to be available for further information and questions. Regards w - bpb

Hello dear house builders,
I have been active as a silent reader for a while :-)
and now I need your help.
We got a quote,
and I would like to get your opinion on it.
I have marked the carport / double garage in red,
because I don’t want to spend nearly €20,000 on a garage.
I didn’t expect it to be that expensive.
Honestly, we would rather spend a bit more
and build with a basement.

I would be very happy to get one or two pieces of advice,
whether the offer is fair or overpriced.
