Hello Piotr,
congratulations on completing the financing. That should be roughly the scale we also have to finance.
How come the interest rate on the main loan for 25 years is even cheaper than in the original post with a 20-year fixed interest rate? I thought Corona would slightly increase the interest rates.
Would you like to say something about your income situation? How was the equity?
Were you only with HVB and Allianz?

I am also happy that it finally worked out.
I can tell you how it came about:
In the original post I received the offer from Allianz via financial intermediary "A" based in Lübeck (20 years, 1.30%). One day later, by chance, I received an offer from financial intermediary "B" based in Munich for Allianz with 1.28%, 25 years (exactly for the same parameters). When I asked "A" why the conditions differed (it's not about the 0.02%, peanuts, but about an additional 5 years of security), they became unprofessional and told me they couldn't match these conditions.
Long story short:
Away from "A", away from "B" and directly to an Allianz broker around the corner, who was then able to secure me the conditions from "B" in Munich (even retroactively). This way I am somewhat "safer" for another 5 years and absolutely satisfied.
This shows: negotiating always makes sense!
The only downside: the KFW applications were submitted 2 days too late, so we have to accept the jump from 0.45% to 0.65%. (complaining at an absolutely high level)
I had talks with Volksbank Köln-Bonn, HVB, and Allianz.
