Financing land and house construction

I'm not quite sure what is meant by that. For us, it happened exactly like that. Such a shed can be taken down and rebuilt quite quickly. The project seems like a galactic bet, where you put your entire family happiness including financial security on the life and competence of the primary provider, and that forever. The fact that the numbers quickly grow in Hamburg actually bothers me less. The comparatively low equity capital, on the other hand, is a real obstacle. The real question is whether you can wait another 2-3 years and save properly here – preferably double it.

However, if construction costs continue to rise by 10% per year in the coming years, I haven’t gained anything from that. Moreover, the plot is effectively already purchased, and due to the due installment including interest + the relatively expensive rental apartment at the same time (and upcoming rent increases), a significant increase in equity that compensates for the rising costs is unrealistic.

Not your fault, I don't think I've mentioned it in this thread either. The property has been purchased subject to a positive building permit (applied for a month ago). The purchase price will only be due upon positive feedback. Then we can basically only consider whether to build immediately or wait a bit longer. In that case, the property without construction would be financed flexibly. From my point of view, however, there are currently many reasons to build immediately.

That might be enough, but then it's really tight. ;) I recommend in every relevant thread that a proper calculation for the outdoor facilities be made. It's easy to underestimate what a few paving stones and the gravel underneath cost. And if the original poster plans to haul stuff to the back with a trailer for their own work, I would urgently recommend providing a turning possibility.

Especially with gardening stuff, cheap is possible. There are a lot of plants given away, sometimes entire hedges, perennials, etc. Gardening tools (which are available here) can also be bought used for little money or given away. You have to take care of it, then it works.
