Hello! We still plan to build a house this year. The allocation of the plots will take place in mid-April. We plan the costs as follows --> please tell us if this is realistic - Plot + additional costs (notary, property transfer) approx. 570sqm (1sqm - 158.50) 100,000 - Total house construction for 150sqm (offer is available) total 170,000 Turnkey house 140,000 of which own work electrical, sanitary, heating, laminate, painting work Total material costs 30,000 - Additional construction costs 22,000 - Preparation of documents for building application 1,500 - Building application 1,000 - Soil survey 1,500 - Cadastral office 2,000 - Construction electricity + construction water 1,000 - Connection costs 8,000 - Outdoor facilities 8,000 - Buffer 8,000 Are there any more additional construction costs? We imagine the financing as follows. Income: He 2,800, she with child benefit 800 - total 3,600 Expenses monthly approx. 2,200 Monthly rate approx. 1,200 What is the most sensible way to arrange the financing? We have 40,000 equity We need to borrow 260,000 Definitely 50,000 from the KfW (it should become a KfW 70 house) Also repay these 50,000 with a home savings contract? And the remaining 210,000? In a home savings contract with BHW 1.5% for the first 10 years then 1.25%? An amortized loan with fixed interest 15 years 2.2% interest? How can this be done best? I look forward to your experiences and opinions!

Is structural engineering included in the documents? How about the Energy Saving Ordinance, Blower Door?

You have to prove that I comply with the energy saving ordinance, or if you build [Kfw70] then that as well. Who is planning your house? Usually, the planner does that too, since they also design the technology and walls.

Oh, the planning is handled by a prefab house company. The insulation will be done as well, furthermore there will be a solar system that is supposed to heat water and support the heating.

Then it's best to ask Spitz again whether the [Energieeinsparverordnung Nachweis] is included in the price.
