Because there is nothing written about multiple condominiums being located in only one building. That’s why. And in a student city, I do see them as suitable for owner occupation. Of course, in income value, everything melts away like butter in the sun with such apartments. 11x small loans depending on the amount to be secured and total land charge. Maybe the financing object will even be a small loan? Or even individual land charges? Nobody does that anyway. Who knows. The original poster doesn’t provide any information.

Apart from how it all turns out, wasn’t it foreseeable that the apartment would not be sufficient for you? It never makes sense to have the rented properties fully paid off while the owner-occupied property has to be financed. If the 11 apartments were not inherited by chance, then the mistake was actually made from the start by putting all the equity into rented properties.

Are you married? Maybe you can gift 3 apartments tax-free (afaik up to 500k) and she also sells 3. And she gifts the money back to you. Then you are already at 6. No idea if that really works, I'm not a tax advisor. Of course, you have to trust each other 100%.

They were probably so cheap around 2005 that no bank would have financed them because they were too small.
