Dear forum,

we are slowly approaching the final stages regarding the floor plan design.
We are already very satisfied with the ground floor. However, in the upper floor, we feel that we still need to optimize. Maybe you have ideas on how we could solve the "loggia problem."

A brief explanation of the idea.. We currently do not have children but want to keep the option open to have two studies in case the need arises, as we are both teachers.

For this reason, we have planned the access to the loggia open in the upper floor and could - if we actually ever had two children - insert a wall and thus create a small room. I hope my explanations are understandable. In our opinion, the idea is basically good – however, we would be very happy to receive feedback and possibly better ideas.

Bebauungsplan/Einschränkungen
Plot size 501m2

Basement, floors - 1.5 floors without basement. Knee wall 2m

Space requirements in GF, UF
Office: family use or home office? - 2 offices

I look forward to your feedback

The house is a 2-story building after all?! In my opinion, the staircase does not do the house any good at all: a bottleneck to the open space, upstairs an enormous hallway of almost 20 sqm. Please fill out the questionnaire completely.

Does the development plan allow something like that? 1.5 stories with a 2m knee wall? I've never heard that this is possible. But of course, I could be wrong.

if the pantry, which should be reconsidered due to its small size, is moved all the way to the right side of the plan, then the right wall row can be furnished and only 1 cabinet is lost - not two.

I can hardly imagine that the [OG] is not supposed to be a full storey anywhere?
