Hi

The age of the insured building has nothing to do with the settlement at first. The damage is covered by the building insurance. The insurer will likely send a damage assessor, and if the damage location is unknown, a leak detector who usually also carries out the necessary drying measures.

If aging is present and/or necessary repairs are neglected, the insurance will refuse.

Then every water damage caused by a pipe break would not be insured, how are the pipes in the walls supposed to be checked and who replaces their water pipes regularly?
My plan now is for the seller to inform their insurance and settle the damage and its consequences (with drying of the walls and the screed if affected) through them; the damage will be included in the purchase contract for security. After all, no one knows how long the water has been running or where it has flowed. Fortunately, there was a floor drain in the room before, only the heating cellar was flooded because an oil barrier had been installed there.
