Yes, he does. Besides, when I think of the costs for the structural analysis, I rather consider changes to the building construction.

Then I don't quite understand the point regarding the structural analysis! Thus, it could only be, as you already said, related to the structural analysis in the building construction and therefore only additional costs concerning more reinforcement, more steel beams, etc. Here we are talking about 2-4k€ in additional costs that shouldn't hurt anyone in a construction project.

If the general contractor already has a structural engineer on hand, I would, in your position, commission the structural engineering separately if they are willing to cooperate. If not, you can still hire an external structural engineer if you consider the risk to be too high.

In my experience, general contractors only calculate with an average amount of steel. Everything beyond that needs to be paid for separately. Not to mention the foundation.

We also had 2 steel beams added to the ceiling. And the wooden beams for the roof were made larger (taller) due to the structural calculations, while the insulation became a few centimeters thinner, etc.

In my opinion, this is all a risk for the general contractor. You buy a kfw-55 house and he makes the costs and calculations.

I understand statics especially when you don't have a flat plot or the ground has special features.

With the above-mentioned 4,000 euros, it was not done for us.
Much more reinforcement, thicker retaining wall, thicker ceiling.

The heat demand calculation is the responsibility of the main contractor and should actually only be a formality.

He must know that his wall construction + heating system + windows determine the energy standard.

Although we also had a conversation where the seller just said, the energy standard is achieved through a few more square meters of solar panels, which will then be calculated.

I would definitely follow up on that.
