Hello, my name is Aurelio. Next year, my wife and I will fulfill our dream of a newly built house. We have lived for the last 10 years in an older house with an extension of nearly 250 sqm. Now a modern new building with about 160-180 sqm is to be built. Our children no longer live with us, so it’s just the two of us. A guest room is to be combined with my office.
Here are the facts

Development plan/restrictions
Size of the plot
Slope
Floor area ratio 0.4
Floor space index 0.8
Building window, building line and boundary see plan
Edge development yes, garage
Number of parking spaces 2+1
Number of floors 2
Roof shape gable roof
Style modern
Orientation see plan
Maximum heights/limits 6.50m
Further requirements

Client requirements
Style, roof shape, building type modern architectural style
Basement, floors no, 2 full floors
Number of persons, age 2, 46/39
Space requirements ground floor, upper floor
Office: family use or home office? family use
Guest stays per year 5-10
Open or closed architecture open design
Conservative or modern construction modern
Open kitchen, kitchen island yes
Number of dining seats 6-8
Fireplace no
Music/stereo wall no
Balcony, roof terrace no
Garage, carport 2,1
Utility garden, greenhouse utility garden meadow
Further wishes/special features/daily routine, also reasons why this or that should not be
I want to install KNX and automate as much as possible
House design
Who created the plan:
- Planner of a construction company no
- Architect yes
- Do-it-yourself no
What do you particularly like? Why? The extension with flat roof and the unusual architecture.
What do you not like? Why? A bit too big? We don’t need so much space in the living and bedrooms.
Price estimate according to architect/planner: still unknown.
Personal price limit for the house, including equipment: 500,000
Preferred heating technology: if feasible, geothermal collectors from Freisolar

If you have to give up, on which details/extensions
- can you give up: somewhat less sqm
- can you not give up: double garage

Why did the design become what it is now? Because of the plot boundary and the resulting space. This also explains the angled shapes.
Standard design from the planner? No
Which wishes were implemented by the architect? Bathroom as stated and accessible hallway.
What do you think makes it particularly good or bad? I would like to hear your opinions on this.

What is the most important/fundamental question about the floor plan summarized in 130 characters?
How do you find the design in relation to the available plot? We are basically very satisfied but are happy to hear other opinions.

Phew ... is there all of this together ... possibly in a PDF file? As it is, it's very tedious to get an overview.

And, opinions?

What strikes me first ... the path from the hallway through cooking/eating towards living ...

Then I notice the area for dressing, sleeping, and bathroom ... I don't find the bedroom particularly cozy.

And, you are obviously planning your old house ... I would definitely want to plan a third room, ideally on the ground floor. If someone is sick, physically not feeling well, etc., then you have an additional sleeping area. I would also allow space for the installation of a home lift.

So, ... that for now.

Why is that – we usually try to discourage questioners from coming here with PDFs (?)

However, "together" in the sense of "complete" floor plans: I agree with that.

Hello, thank you for your reply. The program did not allow the uploading of the pdf!?

.. .I don’t care, but one layer as an image would just be nice. And if necessary, I’ll also take a PDF, because I’m not on the go.
