Feedback on our floor plan desired

Hello everyone,

we have purchased a plot of land and have now received the first draft from our architect. We have redesigned it according to our wishes and are hoping for further suggestions from you.

Here are a few notes:
- Plot size: 466 m²
- Living area: 140 m² plus 30 m² attic (heating and storage)
- No basement
- Storage room on the upper floor might possibly be used later as a children's bathroom (would need to be slightly enlarged at the expense of the master bathroom)

Room sizes:
- Kitchen: 14 m²
- Living / dining room: 31 m²
- Office: 9 m²
- Utility room: 10.5 m²
- WC: 1.5 m²
- Hall / wardrobe: 10 m²
Total ground floor: 76 m²

- Master bedroom: 10 m²
- Walk-in closet: 8 m²
- Bathroom: 12 m²
- Storage room (children’s bathroom): 2.6 m²
- Child 1: 13.5 m²
- Child 2: 15 m²
- Hallway: 7 m²
Total upper floor: 68.1 m²

Purely based on the QM numbers, the bedroom might be slightly too narrow or short in one spot - 3.7 * 3.1 would be 11.47. Otherwise, I don't think it's bad.

Hello, - the interior staircase becomes very dark and the hallway downstairs as well as upstairs too - the wardrobe could also be tight for 4 people. - a more precise measurement would be good. Because somehow some areas seem quite tight to me. But more accurate information can only be given when the exact measurements are known.

I find the drawn-in furniture too small, the chairs and table in the dining area, for example, are so close together, I don't believe that 6 people can fit there. With dimensions, one could see more.

The exterior view and the windows on the upper floor do not match. The dressing room has no window at all - nor does the storage room. When is the storage room supposed to be remodeled? Do you really want to put yourselves through that? Relaying pipes again in 5 years? With underfloor heating, different recesses have to be made, etc.? If so, plan it as a bathroom right away, seal the pipes and use it as storage. Then only the shower / sink / toilet need to be installed and nothing else has to be torn up / remodeled.

I have not corrected the exterior view yet. Roof windows (at least 1 meter wide) are to be installed on the upper floor. The connections for the children's bathroom should of course be laid immediately.

To make the hallway a bit brighter, glass doors (or doors with glass inserts) are to be installed in the dressing room and children's bathroom.

The measurements are still to come. I have a bit little time. The dining area is 3 m * 3.6 m. It should fit 6 people and otherwise the table is simply pushed into the middle of the room towards the living room. At the kitchen table, 90% of the time only 2 people will sit.
