Shism has listed the main reasons for a separation; besides – the granny flat is supposed to be rented out, isn’t it? If we sell 2 residential units, one of which is to be rented out – even if previously a parent lived in the granny flat – I also make sure that 2 separate ventilation systems are installed.
The main problem probably lies in the technical room, which can only be accessed from the main apartment; I have experienced that the tax office then opposed on the grounds that "due to the shared technical room, which can only be accessed by one party, there is a suspicion that these are not actually 2 separate residential units".

Yes, you’re right. I do have to bring the money. I really wonder why they insist so much on the solution. There is enough space in the technical room in the main apartment, it would even be wasted there as it is on the upper floor and therefore has a sloping roof. The controlled residential ventilation would fit there. It would be very beneficial for the granny flat. I don’t know why they resist so much. If the KfW or tax office really had a problem, that would have been the deal-breaker for a shared technical room. I’ll write to you about how it turns out
