Extension of garage & workshop - tips?

Hello everyone,
we are currently planning a bit how our house should ideally look with and without a basement, in order to better assess afterwards which plot dimensions would be ideal for us (narrow and long, square, minimum width, minimum length, etc.).

Now there is a problem in that a few plots may not be allowed to have a basement. However, we would like to build a spacious double garage (2 cars + motorcycle) and actually, in this case, we would need some kind of outbuilding in which a workshop can fit. A pure hobby workshop for woodworking and the like. There are no special requirements for sewage systems or similar. So no car workshop.

Now we would especially like to get information regarding the best possible use of space and what options there are. An "outbuilding" is probably not a technically correct term.
In Bavaria, to my knowledge, garages up to a maximum of 50 sqm do not require a building permit. In addition, they may be built up to the property boundary with a maximum wall length of 9 m. Is this correct? But you are not allowed to build a second one of the same size, meaning if you build two, the 50 sqm and 9 m apply to both together.

What else may be built directly on the property boundary? What else would not require a permit? Is it allowed to use a garage as a workshop if you build a second one?
Is it more sensible in terms of costs and/or setback distances to build a separate “little house”/workshop/shed etc. independent of the main house, or to plan a single-story extension on the ground floor?

A friend once said that it is practical to build a garage directly onto the house because then you can build up to the property boundary, but if there is access from the garage into the house, it would be significantly more expensive or subject to different regulations than a free-standing garage. Is this true?

First of all, I want to draw your attention to the fact that building a house is a holistic project - therefore, you do yourself a disservice by gathering dozens of aspects each in separate threads.

That seems to me like putting the cart before the horse, and moreover is unrealistic in the sense that currently you regularly do not have the agony of choice from a colorful bouquet of possible building plots.

All this approval process and rules are really annoying. We are now solving it with a cabin on a trailer, which is approval-free and allows us to go further into the property. It was important to us not to disturb any neighbors, and we definitely do not. Maybe it's an idea for you too.

Depends on what you mean. A real trailer?

I had wondered whether a shipping container would require a permit and if not, how close it could be to the property line. Propped up on beams they last forever and offer enough space. Used ones don’t cost much either. But what is actually allowed and where can there be trouble?

I don’t want to provoke the neighbors either (maybe there aren’t any yet), but I don’t want someone moving in later who immediately threatens with a lawyer instead of talking to us. We are very reasonable people after all.


Well, my threads simply deal with completely different things in different subforums. And since everything is still very much “ifs and buts” for us, you do what you can and gather information.

Besides, we want to be reasonably informed before we finally buy a plot with serious restrictions. If a basement is forbidden but the project works without it, then the plot is still in the running. If you can’t manage extra features like a workshop, then a plot without a basement might be out.
You know what I mean? Before you buy something unsuitable for the project, better not buy at all… at least at these prices.

That is exactly the problem: very few guides remind again which individual questions belong to which questioner. Then each individual question is handled separately. That is why the squirrel tactic is an own goal. A whole always lives from the connections that first make it a structure.

It's only planned as a hobby workshop for woodworking, right? How big does such a workshop have to be in your opinion? Which machines should fit in that can't be stored on a shelf? Is this even a hobby you actively pursue, or is it something you'd just like to do in the future? I have to ask directly because it sounds like the workshop is desired, but still optional.
