Hello everyone,
we are currently planning a bit how our house should ideally look with and without a basement, in order to better assess afterwards which plot dimensions would be ideal for us (narrow and long, square, minimum width, minimum length, etc.).
Now there is a problem in that a few plots may not be allowed to have a basement. However, we would like to build a spacious double garage (2 cars + motorcycle) and actually, in this case, we would need some kind of outbuilding in which a workshop can fit. A pure hobby workshop for woodworking and the like. There are no special requirements for sewage systems or similar. So no car workshop.
Now we would especially like to get information regarding the best possible use of space and what options there are. An "outbuilding" is probably not a technically correct term.
In Bavaria, to my knowledge, garages up to a maximum of 50 sqm do not require a building permit. In addition, they may be built up to the property boundary with a maximum wall length of 9 m. Is this correct? But you are not allowed to build a second one of the same size, meaning if you build two, the 50 sqm and 9 m apply to both together.
What else may be built directly on the property boundary? What else would not require a permit? Is it allowed to use a garage as a workshop if you build a second one?
Is it more sensible in terms of costs and/or setback distances to build a separate “little house”/workshop/shed etc. independent of the main house, or to plan a single-story extension on the ground floor?
A friend once said that it is practical to build a garage directly onto the house because then you can build up to the property boundary, but if there is access from the garage into the house, it would be significantly more expensive or subject to different regulations than a free-standing garage. Is this true?
