With low rent to pay, your age and your savings rate, I would save for another 2_3 years. In the meantime, search for the absolutely perfect plot, gain real knowledge about house building, visit tens of thousands of house building companies/show home parks and really enjoy this time. Then, when your taste has formed, your knowledge is there, equity is around 200k, build exactly the right house with the lowest possible monthly burden.

You have no stress at the moment... Everything is going well. Rent is cheap, age is great, savings rate is super, no children yet, workplace is relatively secure... Why rush now?

So, you could build now... But I would wait a bit longer to further improve the future starting position.

Imagine moving into a house at, for example, 36, with a monthly rate of 750€! That would be great.

But once you are hooked on house building, it becomes hard to keep an overview...

That is of course also something to consider. Unfortunately, we have been searching for quite some time already and have already spent more than the invested equity. Furniture, special wishes, etc. still need to be added. The desire to have children is there as well, but first we want to move into a house. Furthermore, in Düsseldorf and the surrounding area, it will probably get worse rather than better with plots and houses in the next few years. Right now, you can easily pay €350k for condominiums in a normal location, and prices are rising. Our rent is cheap; the same apartment in the same building currently costs €200 more. It’s only a matter of time until our rent is adjusted as well. I understand your ideas, but they don’t really fit our views or our plan. Having children only in the early 40s is a bit too late for us, even though you can’t really plan it exactly... But thanks for your suggestions!
