, I do believe you that you entered these values and that your numbers come out like that. Did you factor in 2 years of interest-free provision time?

But maybe it is a combined transaction with much higher incidental acquisition costs plus broker fees. Does that still work out?

I am missing a concrete statement from mirakuli about the exact amounts, or at least a confirmation that the sums are exactly correct.

Whether the amounts are correct or not, the decisive factor is that both assume the same loan-to-value ratios; otherwise, the interest rate difference of the offered proposals would be at least greater than 0.25%. It is experience; both work out the offers with or in the same system.

Hello, I have not read everything here and I am not sure if this has already been considered, if so just ignore.

We have now also concluded a loan agreement (€378,000) and initially wanted to repay over 15 years with a remaining debt of about €150k after 15 years. But we have now decided on a full repayment option. 25 years with 1.65% and a 5% special repayment option. Additionally, 24 months of interest-free provision period. This way we have peace of mind, can shorten the term through special repayments, and accept the higher interest costs.
