That is not entirely wrong, but I rather believe The thinking is probably, in my opinion, that while it may be that they currently cannot find plots in your building area – they probably can find supposedly "equivalent substitute plots" within a 20 km radius, with which they can nominally "fulfill their promise."

That shows the difference between professionals and amateurs. Many of us think “let’s do it ourselves” and reach our limits. In the process, we do not recognize our mistakes.

I think you misunderstood that. We set the price for our understanding high (double the equity or almost double the standard land value) and just wanted to see what would happen without investing money right away. There were good pictures, complete property documents, and all other data about the land, development, zoning plan, etc. Ultimately, much more than with any real estate agent we had contact with during our own search. We didn't have to sell necessarily and certainly not quickly. The story with the reservation just turned out badly, but any professional agent can tell you similar stories (or they pull the plug faster). But maybe you can specifically tell me what we did "wrong" or where we reached our limits?

I am not a sales professional myself, but I work for agents (photography) and have also sold a house myself. An offer, for example, eventually becomes stale on the market. If I go looking and see something overpriced, I won’t look at it anymore as a seeker after about a month at the latest. I click away immediately. And even if the price goes down then, you watch it with suspicious eyes. It’s the details that keep a property on the market for a long time or not. A person can’t be good at everything. And if you had also read a book about selling a house, then maybe a wrong photo would trigger something negative in the seeker that you yourself cannot grasp because you view the property from a different perspective. Not all of us have psychological training. Marketing is not just putting something on eBay... Personally, for example, I don’t look at any free real estate market at all. I’m not the center of the universe, but you wouldn’t have reached me or anyone who thinks like me. But I also don’t jump on the offers mentioned by the OP. I scroll past the artificial 3D houses.

Those are quite a lot of conclusions from the sparse information I provided.

The price was never lowered and the price was never questioned by any of the numerous interested parties (of course, I don’t know what they secretly thought). Also, the listing was never online for more than 4 weeks and after a break of at least 2 weeks, it was re-listed with new photos. But the main point is that we actually wanted to gauge the market. We are aware that Ebay Classifieds is not exactly the first place people look for land, but that wasn’t the point at all. The unsuccessful reservation period was not really disadvantageous in the true sense; you just feel a bit taken for a ride since we ourselves want to build there and the interested party would have been a good fit as a future neighbor after some phone calls.
