Hello everyone,
we are currently building our single-family house in Mahlow and have to tolerate any possible schedule changes from the construction company. The shell with the roof structure is already standing, and we are waiting for windows and doors.
Additionally, the current situation comes into play.
I would be happy if I could draw knowledge from your experiences.
The foundation was laid on 5.8.2019. Completion is planned after 12 months. To be honest, I do not see myself in the house by August 2020.

Options: set deadlines, do it yourself
Pipe dream: place an ad for someone to finish the house.

Thank you very much in advance.

Best regards

But what does the home construction company say is the reason? Corona? Can't get workers because they can't cross the German border?

Wait a minute... You started with a standard project and today you only have the shell and the roof frame???

What happened in the meantime??

Is there anything regulated in the contract regarding the construction time?

well, in general it says: Completion should be within 12 months after the start of construction (and start of construction means foundation slab=foundation and not contract signing). And as already said at the beginning, they postponed dates. It was not due to missing documents or building permits or anything else.

You cannot set deadlines. August 2020 is already fixed. In addition, according to the contract, extra time will definitely be added due to bad weather, etc. (including Corona). If you now look for someone else or take over trades yourself, you will probably be liable for damages to your construction company. Talk to the company and prepare yourself for it to simply take longer. It’s not really that bad.

What does completion mean? Have you defined that? Do you build turnkey? Do you have a construction schedule and payment plan?
