Evaluation of the construction description experiences

Hello everyone.

I have a construction description for a single-family house + garage here and am not sure how to assess it.

Maybe someone of you with expert insight could take a look and tell me if it is okay or if there might be major cost traps included?

Construction Description:

1. The offer for the single-family house is made according to the attached plans and provided documents for the “turnkey” variant. The floor plan of the house is 10.10 m x 7.60 m. The house consists of a ground floor with a room height of 250 cm, upper floor with 250 cm room height. For the floor construction in the ground floor and attic, 14 cm are planned. The roof is a gable roof at 33 degrees with roof overhang according to plan. Garage according to plan.

• Plasterboard 12.5 mm

• Electrical work, distribution boxes, sockets, functionally complete from the electricity meter, switch system GIRA or equivalent. (Sampling)
• Anhydrite screed in living and sleeping rooms, cement screed in bathroom and WC
• Tile laying including installation material and tiles (120 sqm wall/floor), material value €13/sqm (Sampling)
• Laminate work in living and sleeping rooms on impact sound insulation, material value €8 (Sampling)

5. For the execution of the work we need:
• Work contract, order list, technical annex, general terms and conditions
• Building permit and structural calculation in original
• Working plan confirmation
• Possible access with 13.6 m truck

6. Garage:
• Exterior view adapted to the house
• Floor slab under the garage

7. Delivery and payment conditions:
• According to contract

8. Basement
• Insulated floor slab and basement walls made of precast concrete elements according to structural engineer’s specifications. Basement walls externally insulated D= 80 mm and waterproofed against non-pressing water. Basement windows and access door to stairwell included in price. Basement in raw state and not finished. Concrete stairs without wooden covering and railing.

9. Offer validity: 30 days

There are plenty of traps included. ;) As described, there is no building permit! Besides, the construction description is one thing, the contract another!
