Hello everyone.
I have a construction description for a single-family house + garage here and am not sure how to assess it.
Maybe someone of you with expert insight could take a look and tell me if it is okay or if there might be major cost traps included?

1. The offer for the single-family house is made according to the attached plans and provided documents for the “turnkey” variant. The floor plan of the house is 10.10 m x 7.60 m. The house consists of a ground floor with a room height of 250 cm, upper floor with 250 cm room height. For the floor construction in the ground floor and attic, 14 cm are planned. The roof is a gable roof at 33 degrees with roof overhang according to plan. Garage according to plan.

Basement walls externally insulated D= 80 mm and waterproofed against non-pressing water. Basement windows and access door to stairwell included in price. Basement in raw state and not finished. Concrete stairs without wooden covering and railing.
