Sometimes the mind calculates something too optimistically in order to follow the long-made decision of the gut. That is perfectly fine if you have a good gut. The „Handwerkerpaket“ seems dubious to me. It can be better to have the important things really well executed and to take care of the unimportant things later rather than handling everything questionably at once.

the financing option from the first post will probably not be pursued. We have since received the following offer:

Loan amount: 215,000 euros
Nominal interest rate: 1.56% / effective annual interest rate 1.59%
Monthly rate: 817.00 euros
Repayment: 3.00%
Fixed interest period: 20 years
Remaining debt: 63,000 or 48,000 euros (the latter if the [Baukindergeld] is paid as a special payment)
Contribution-free period: 3 months (upgrade still negotiable)

The interior construction currently costs about 15,000 euros through a local specialist company.
