You will probably be around 2500€ per m2 with Town & Country, but with additional construction costs and everything, you will be at 3000€ per m2. Your cost estimate is more than realistic. That will be enough for you. Build the new house and when it is finished, the Town & Country construction sign will be gone from the door. Then no one will see it anymore. Although from the outside, an expert can recognize it. Jokes aside. Town & Country is completely okay, but with insulation, heat pump, electric shutters, underfloor heating, and brickwork, you are almost at Viebrockhaus level. It is worth comparing. Sometimes the local general contractor is also cheaper than Town & Country. In our new development area, their standard model with 130 m2 in different variants (brick/bright plaster/dark plaster) stands about 10 times. And the builders are all satisfied. You cannot tell from the houses that this is an inexpensive provider. And especially in Bavaria, it would probably be Town & Country for me and not Viebrockhaus. Because with your land prices, you can already get a house here in Lower Saxony.

Basically, it's quite simple. If VW or BMW hire a service technician, it might cost 150 EUR per hour. If the same technician goes to a small customer, the company charges 200 EUR and up. The same applies to the components. Large customers easily get 20, 30% discounts. SIXT buys its vehicles at prices where the car manufacturer hardly makes any profit. It's similar with Town & Country. They buy in large quantities and therefore get prices that small craftsmen can only dream of. Conversely, Town & Country naturally pays its craftsmen less than private clients. But in return, they ensure a relatively constant workload. That's how the business works. If someone keeps me busy 80% of the year, they get very good prices. The profit for the craftsman is slim, but so is the risk. House prices are always quoted here without ancillary construction costs. The 3,000 EUR/m² always only refers to the house.

And with all due respect, friends. In the end, it's like in a restaurant. Many talk, but only very few can really judge quality and execution. I claim that 90% of you cannot tastefully distinguish a sea bream from a sea bass. Or a Malbec from a Syrah.

It's the same with houses. Most of them croak and believe they live in absolutely flawless houses. Meanwhile, they have 0.0 clue.
