Hello everyone,
we are planning a single-family house in Bavaria (Lower Bavaria) and would appreciate an assessment regarding the construction costs.
Planned is:
- Single-family house with 140-150 sqm living space, gable roof max. 30°, open living/dining area with semi-open kitchen, utility room with space for the technology
- without basement
- air heat pump (I am still researching the subject, so still somewhat uncertain)
- hot water storage (electric)
- photovoltaic system
- underfloor heating
- preferably Kfw55 (undecided, is the additional financial effort worth it?)
- possibly a room-air-independent fireplace in the living area (this item could be omitted)
- parquet in the living rooms, tiles elsewhere
- guest WC definitely with shower (or second small bathroom upstairs)
- preferably straight open staircase in the living area
- bay window (which, besides the optics, should also create space in the dining area)
- garage only optional, preferably carport with adjacent storage room
Overall, the equipment is not at the cheapest lower end, but also not extravagant. Painting and tiling work might be done as own contributions.
We are considering whether to have a turnkey build or not. Also, the occasional prefabricated house company is under consideration (Keitel-Haus, Aurora, Elk).
After a first conversation with a local builder, we come to about €300,000 (an individual offer is currently being prepared). He would also build turnkey, excluding painting work and floors. But including carport and paving of the driveway.
Now I read here in the forum about €1600 - €2000 per sqm construction costs. What do these prices include?
We have a budget of €350,000, which should of course cover as much as possible. Additional construction costs, kitchen, terrace, painting, parquet, tiles, etc.... the list is unfortunately long.
Does this fit into our budget or rather not?
