Estimated expansion costs for the general contractor construction project in Berlin

We are about to sign for a semi-detached house near Berlin through Brale Bau GmbH Everything is included except
    [*]~120m² floors (tiles in the bathrooms are included - 12m² tiles, 108m² parquet wood for air-to-air heat pump underfloor heating), [*]~130m² floor area painting work (Q2 wall finish is included, we want smooth white walls, RBH 2.75m, all walls are straight without slopes, I have not recalculated the wall area) [*]Exterior work (carport including e-car charging station, lawn paving approx. 14m, wooden terrace approx. 20 m², approx. 340m² soil and lawn, approx. 61m fence with 1 gate and 1 door in the garden)
At the moment I have estimated
    [*]Floors approx. €30k [*]Painting work approx. €20k [*]Exterior work approx. €40k
Is that realistic? Have I forgotten anything essential (of course furniture, kitchen, moving are additional)

So floors and painting should be sufficient in my opinion. Is self-performance planned there? For the outdoor area, it depends on the fence. Do you already have an idea or an offer for it? Otherwise, I would estimate similarly.

Thank you! For now, we are planning without any personal contributions and will then see what we feel capable of (especially in the outdoor area). For fences, something simple would be enough for us, about 1.5m high, mainly durable.

That's 250€/sqm for flooring. That seems rather significantly overestimated to me, unless you want genuine luxury floors.

Yes, too many floors, but earthworks (outdoor facilities) can become very expensive depending on the property. Therefore, it is best to keep the amount in reserve.

We have an offer from a Berlin parquet installer with 85–100 €/sqm plus the cost of material/sqm. And this is for tongue and groove. The price range is due to the fact that baseboards, expansion joints, etc. have not yet been measured. And even if you choose a high-quality material, 250 €/sqm is more than enough.

Comparison offers from the Brandenburg surrounding area are generally cheaper.
