Equity is a component of financing and not what you have saved!
Therefore, please only state the equity that you need for the financing and want to invest in the construction.

Yes, of course that is not all the savings we have... but only what is to be used in some way for the house...

The financial advisor has indeed excluded the kitchen from the calculation....

My experience so far is that the approach is simply different. In my cost and equity statement, I initially also excluded things like the kitchen until the first conversation partners asked why I had forgotten the kitchen and where the money for it was supposed to come from. So I started listing all costs. How they then carry out their lending calculation is a completely different matter. As a customer, I don’t care at all, I am interested in what condition comes out in the end. It is only important to me to see their calculation afterwards and briefly check it to make sure that we have not talked past each other.

What is included in the ancillary construction costs amounting to €52,000?

May I ask what interest rate you would have gotten with a 90%+X financing and for what term?

Did you make use of the KfW loans?
